SCHDC is a growing affordable housing developer with a robust pipeline of projects throughout New York City and the Mid-Hudson Valley. This is an exciting opportunity for an early-career affordable housing professional to gain broad exposure to the full development process while contributing to transformative community development initiatives.
Position Summary
The Development Associate supports all phases of affordable housing development, including project feasibility, acquisition, financing, predevelopment, construction, and project closeout. Working closely with senior development staff, the Development Associate helps advance projects through complex financial, regulatory, and stakeholder processes while ensuring timely completion of critical development activities.
This position is ideal for a highly organized and analytical professional interested in affordable housing, real estate development, public-private partnerships, and community development.
Essential Duties and Responsibilities
Project Feasibility and Financial Analysis
- Build, maintain, and update financial models for affordable housing development and preservation projects.
- Conduct market research, zoning and land-use analysis, and preliminary site feasibility assessments.
- Assist with evaluating acquisition and development opportunities.
- Analyze project assumptions, development budgets, operating pro formas, and sources-and-uses statements.
Financing and Development Applications
- Assist in preparing applications for public and private financing programs, including but not limited to:
- Low-Income Housing Tax Credits (LIHTC – 9% and 4%)
- New York State Homes and Community Renewal (HCR)
- New York City Department of Housing Preservation and Development (HPD)
- New York State Energy Research and Development Authority (NYSERDA)
- Federal Home Loan Bank (FHLB)
- Other subsidy, grant, debt, and equity financing sources
- Compile, organize, and manage due diligence materials required by lenders, investors, public agencies, and funding partners.
- Track funding application deadlines, regulatory requirements, and submission schedules.
- Support the structuring and analysis of project capital stacks, including debt, equity, grants, and subsidies.
Project Management and Coordination
- Coordinate with architects, engineers, attorneys, consultants, contractors, property management teams, and public agencies throughout project development.
- Monitor project budgets, schedules, milestones, and deliverables.
- Maintain accurate and organized project records using SharePoint or other document management systems.
- Assist with procurement activities, consultant selection processes, and contract administration.
- Prepare meeting agendas, development updates, and project reports.
Construction and Closing Support
- Support construction financing closings and permanent loan conversions.
- Assist with lender reporting, draw requests, requisitions, and compliance documentation.
- Coordinate with development, construction, and asset management teams during project execution.
- Track construction-related approvals, inspections, and reporting requirements.
Community and Stakeholder Engagement
- Assist with preparation of presentations, briefing materials, and public meeting documents.
- Support engagement with community boards, elected officials, municipal agencies, neighborhood organizations, and other stakeholders.
- Coordinate outreach activities and maintain stakeholder communication records as needed.
Qualifications
Required Qualifications
- Bachelor’s degree in Real Estate, Finance, Urban Planning, Public Policy, Business Administration, Architecture, Construction Management, or a related field.
- Two (2) to four (4) years of relevant professional experience in real estate development, affordable housing, finance, consulting, urban planning, government, community development, or a related field.
- Strong financial modeling and advanced Microsoft Excel skills.
- Strong analytical, organizational, and problem-solving abilities.
- Excellent written and verbal communication skills.
- Ability to manage multiple priorities and deadlines in a fast-paced environment.
- Demonstrated commitment to affordable housing, community development, or related mission-driven work.
Preferred Qualifications
- Familiarity with affordable housing finance programs in New York City and New York State.
- Experience with LIHTC underwriting, applications, and compliance requirements.
- Experience preparing financing applications, development budgets, or project pro formas.
- Experience working with public agencies, nonprofit organizations, or affordable housing developers.
- Familiarity with SharePoint, project management software, or document management systems.
Compensation and Benefits
Salary Range: $100,000 – $110,000
Actual compensation will be determined based on factors including experience, skills, education, and internal equity, consistent with applicable law.

Work Environment and Physical Requirements
Regular travel to project sites, meetings, and community events throughout New York City and the Mid-Hudson Valley is required. Applicants must have a valid driver’s license.
