In-House Handyman / Remodel Technician
Location: Menifee, California
Pay: $25.00-$35.00+ per hour, depending on experience and skill level
About the Position
We are looking for a reliable, skilled In-House Handyman / Remodel Technician to work primarily in Menifee, California.
This position will handle ongoing maintenance, repairs, improvements, and remodeling projects at our personal residence, as well as several residential properties and other projects we own or manage.
This is not a basic apartment maintenance position. We are looking for someone who has real hands-on construction and remodeling experience and can complete projects from start to finish without needing constant supervision.
The right person should be comfortable receiving a project list, determining what materials are needed, completing the work properly, and communicating progress along the way.
ResponsibilitiesGeneral Repairs & Maintenance
- Perform general home and property repairs
- Troubleshoot maintenance and repair issues
- Repair damaged walls, ceilings, doors, trim, cabinets, and finishes
- Replace and adjust doors, locks, handles, hinges, and other hardware
- Repair windows, screens, gates, fences, and exterior components
- Caulking, sealing, weatherproofing, and general preventive maintenance
- Complete punch-list and miscellaneous repair items
- Identify developing maintenance issues before they become larger problems
Remodeling & Construction
- Assist with and complete residential remodeling projects
- Kitchen and bathroom remodeling
- Interior demolition and remodel preparation
- Remove cabinets, flooring, fixtures, drywall, trim, and other finishes
- Frame and repair non-structural walls and openings as appropriate
- Install drywall
- Tape, mud, patch, texture, and finish drywall
- Install baseboards, casing, crown molding, and other finish trim
- Finish carpentry and miscellaneous woodwork
- Install cabinets and shelving
- Install countertops when within skill level
- Install interior and exterior doors
- Install flooring and perform flooring repairs
- Assist with tile installation and repairs
- Complete punch work and finish work following remodels
- Make corrections or repairs when existing work is not completed properly
Painting & Finishes
- Interior and exterior painting
- Prepare surfaces before painting
- Patch holes and damaged areas
- Match and apply wall texture
- Sand, prime, and paint walls, ceilings, doors, trim, and cabinets
- Perform paint touch-ups
- Stain or finish wood when needed
- Maintain clean paint lines and professional finished appearance
Plumbing-Related Work
Perform basic plumbing maintenance and fixture work that can legally be performed within the position, including:
- Replace faucets
- Replace toilets
- Replace sinks and vanities
- Replace showerheads and basic plumbing fixtures
- Repair or replace toilet components
- Replace supply lines
- Replace disposals
- Clear minor drain blockages
- Identify leaks and plumbing problems
- Coordinate licensed plumbing work when required
The employee is expected to recognize when work exceeds their experience or requires a licensed trade and notify management before proceeding.
Electrical-Related Work
Perform basic fixture and maintenance work when appropriate and legally permitted, including:
- Replace light fixtures
- Replace switches and receptacle devices where permitted
- Replace covers and basic electrical hardware
- Install ceiling fans and similar fixtures when appropriate
- Troubleshoot basic electrical issues
- Identify problems requiring a licensed electrician
Electrical work requiring a licensed electrical contractor will be handled separately.
Appliance & Equipment Work
- Install and remove household appliances
- Install dishwashers, garbage disposals, refrigerators, washers, dryers, and similar equipment when appropriate
- Troubleshoot minor appliance issues
- Replace HVAC filters and perform basic maintenance
- Coordinate specialty repair or replacement when needed
Exterior Property Work
- Fence and gate repairs
- Minor siding and exterior repairs
- Gutter cleaning and repairs
- Exterior painting and touch-ups
- Pressure washing
- Minor concrete and masonry repairs when within skill level
- General property cleanup
- Landscaping and irrigation repairs as needed
- Exterior lighting and fixture replacement when appropriate
- Maintain exterior areas in clean and presentable condition
Property Improvements
Projects may include:
- Room renovations
- Bathroom renovations
- Kitchen renovations
- Flooring replacement
- Painting entire homes or individual rooms
- Cabinet upgrades
- Trim and finish upgrades
- Installing shelving and storage systems
- Garage improvements
- Patio and outdoor improvements
- Rental property turnovers
- Preparing properties for new tenants
- Preparing properties for sale or refinancing
- General property upgrades and repairs
Project Management & Organization
The person hired must be able to work independently and stay organized.
Responsibilities include:
- Review project and repair lists
- Prioritize work based on direction from ownership
- Determine materials and supplies needed for each project
- Prepare basic material lists
- Pick up materials from Home Depot, Lowe's, supply houses, or other vendors as needed
- Keep receipts organized
- Track materials used on individual properties or projects
- Track work hours accurately
- Provide regular updates on project progress
- Notify ownership quickly when unexpected conditions or additional work are discovered
- Take before-and-after photos when requested
- Keep tools, equipment, and work areas organized
- Clean the work area at the end of each day
Working in Our Home
A significant portion of this position may involve working at our personal residence.
Because of this, we need someone who is:

Protection of flooring, furniture, countertops, and finished surfaces is expected whenever construction or repair work is being performed.
What We Are Looking For
We are looking for a true all-around construction and remodel person, not someone whose experience is limited to changing filters and completing simple maintenance tickets.
The ideal person can look at a problem and figure out how to fix it.
You should be comfortable handling several different types of work during the same week. One day may involve drywall and painting, another may involve installing cabinets or flooring, and another may involve completing repairs at one of our properties.
You do not need to be a licensed plumber, electrician, or general contractor.
You do need to understand your capabilities and recognize when specialized or licensed work is required.
Required Experience
- Minimum 3 years of hands-on construction, remodeling, handyman, or property maintenance experience
- Strong general construction and repair knowledge
- Drywall repair and finishing experience
- Painting experience
- Basic carpentry and finish carpentry skills
- Experience using power tools and construction equipment
- Ability to measure accurately and complete clean finish work
- Ability to troubleshoot problems and develop practical solutions
- Ability to work independently
- Ability to follow instructions and complete a project correctly the first time

We do not expect one person to be a master of every trade. We are looking for someone who is highly capable in several areas and willing to learn where needed.
Tools & Transportation
- Must have reliable transportation
- Valid driver's license required
- Must be able to drive to job locations and pick up materials
- Must own basic personal hand tools
- Larger power tools, specialty tools, ladders, and equipment can be provided as needed
- Must take care of company-owned tools and equipment
Physical Requirements
Must be physically capable of:
- Lifting approximately 50 pounds
- Carrying construction materials
- Climbing ladders
- Kneeling and bending
- Working overhead
- Working indoors and outdoors
- Working in hot or cold conditions when necessary
- Performing physical construction and remodeling work throughout the workday
Schedule
This is intended to be a full-time, year-round position.
Typical schedule will be Monday through Friday during normal daytime hours.
Occasional early mornings, evenings, or weekend work may be needed depending on the project, but this is not intended to be a regular night or weekend position.
Location
Menifee, California
The majority of the work will be located in Menifee at our personal residence and nearby properties/projects.
Occasional work may be required at another property, but this is not a traveling construction position.
