NextMod is seeking an experienced, hands-on Construction Superintendent with strong working knowledge of California DSA requirements to lead the day-to-day execution of modular building projects across our manufacturing operations and active project sites.
The Construction Superintendent is a key member of NextMod’s Project Management Department, led by the Director of Operations. Working closely with the assigned Project Manager, this role provides hands-on leadership of manufacturing and field execution—coordinating people, subcontractors, materials, equipment, logistics, safety, quality, inspections, and installation activities to keep projects moving safely, efficiently, and according to plan.
This position requires a field leader who communicates issues early, holds teams accountable, solves problems, and can effectively execute modular projects from manufacturing and site preparation through installation, inspection, completion, and handover.

Position Summary
The Construction Superintendent leads the day-to-day manufacturing and field execution of assigned NextMod modular building projects, ensuring work is performed safely, efficiently, on schedule, and in accordance with project plans, specifications, quality standards, and regulatory requirements.
The Construction Superintendent operates within the Project Management Department under the overall leadership of the Director of Operations. On assigned projects, the Superintendent works directly with the Project Manager to execute established project plans, schedules, priorities, and requirements while coordinating labor, subcontractors, specialty vendors, materials, equipment, logistics, site readiness, module installation, inspections, and daily field activities.
The Superintendent maintains clear communication with the Project Manager and Director of Operations regarding progress, schedule, resources, field conditions, safety, quality, compliance, and emerging risks. The Director of Operations maintains overall leadership of the department and operational execution.
This role requires strong working knowledge of California DSA standards and hands-on experience with DSA-regulated construction projects, including field coordination, inspections, quality and compliance requirements, issue identification, documentation, and project completion.
Essential Duties and Responsibilities
- Lead the day-to-day manufacturing and field execution of assigned modular building projects.
- Coordinate labor, subcontractors, specialty vendors, materials, equipment, and project resources to maintain safe, efficient, and productive operations.
- Review project plans, specifications, schedules, milestones, installation requirements, and site conditions and communicate daily priorities, sequencing, constraints, and expectations to responsible teams.
- Monitor progress against established project schedules and proactively identify delays, conflicts, resource constraints, field conditions, and other risks that could affect delivery.
- Provide field-level leadership for California DSA-regulated projects, coordinating applicable construction, inspection, documentation, quality, and compliance requirements with the Project Manager, architects, engineers, inspectors, QA/QC personnel, and other responsible parties.
- Ensure manufacturing and field activities comply with applicable DSA, HCD, building, safety, quality, permitting, inspection, testing, and project requirements.
- Coordinate site readiness, module transportation and delivery, crane activities, module setting and installation, structural connections, utilities, specialty trades, commissioning, and related field interfaces.
- Direct and monitor subcontractor and specialty-trade performance, including scheduling, workmanship, safety, coordination, and completion of assigned scope.
- Coordinate field integration and completion of structural, electrical, mechanical, plumbing, and other building systems associated with modular installation.
- Maintain disciplined safety and quality oversight, including inspections, testing, safety requirements, punch-list items, deficiencies, documentation, and corrective actions.
- Identify field conditions, discrepancies, and technical issues requiring clarification and promptly provide the Project Manager with the information needed to support RFIs, submittals, changes, or other formal resolution processes.
- Monitor labor, materials, equipment, subcontractor activity, and other resources to support schedule performance, productivity, cost control, and efficient execution.
- Maintain accurate daily project reports documenting manpower, work completed, progress, deliveries, inspections, site conditions, safety matters, delays, issues, and upcoming activities.
- Provide timely field reporting to the Project Manager and Director of Operations regarding progress, schedule, manpower, subcontractor performance, safety, quality, compliance, resource needs, risks, and matters requiring leadership action.
- Promptly escalate significant schedule, cost, quality, safety, compliance, resource, subcontractor, or client issues in accordance with the department’s chain of command.
- Coordinate project completion activities, including final inspections, testing, punch-list completion, as-built and inspection documentation, client walkthroughs, and handover support.
- Identify opportunities to improve manufacturing-to-field coordination, installation processes, safety, quality, productivity, communication, and project predictability.
- Provide leadership, direction, mentorship, and training to field personnel while promoting accountability, teamwork, and professional standards.
Working Location and Travel
This position is primarily based at NextMod’s Perris manufacturing facility at 18966 Seaton Ave, Perris, CA 92570, with responsibility for supporting NextMod’s Riverside operations and active project sites as required.
This is a facility- and field-based position and is not a remote role.
Regular travel to active projects throughout California is required based on project schedules, installations, inspections, client requirements, and other field activities.
A company vehicle is provided for authorized business use associated with the position.
Required Qualifications
- Bachelor’s degree in Project Management, Civil Engineering, Construction Management, or a related field.
- 5+ years of relevant construction project management, superintendent, construction supervision, or modular construction experience.
- Strong working knowledge of California DSA standards and direct experience executing DSA-regulated construction projects.
- Strong understanding of construction plans and specifications, sequencing, scheduling, site logistics, inspections, quality control, and field execution.
- Knowledge of modular construction techniques, off-site manufacturing processes, module installation, and field assembly.
- Demonstrated ability to lead and coordinate subcontractors, specialty trades, vendors, field personnel, manufacturing teams, inspectors, and project stakeholders.
- Strong knowledge of construction safety practices and the ability to maintain disciplined safety and regulatory compliance.
- Experience coordinating labor, materials, equipment, logistics, and project resources while maintaining schedule and productivity.
- Ability to identify and communicate field issues and work collaboratively with Project Management, architects, engineers, QA/QC, inspectors, and other stakeholders toward resolution.
- Strong leadership, communication, conflict-resolution, organizational, and problem-solving skills.
- Proficiency with project management, scheduling, reporting, and construction documentation tools.
- Ability to manage changing priorities in a fast-paced construction environment.
- Ability and willingness to travel to active project sites throughout California and perform the driving responsibilities associated with the position.
Preferred Qualifications
- Direct experience with modular construction or off-site manufacturing.
- Field experience with DSA-regulated educational or public-sector construction projects.
- Experience with HCD-regulated modular construction.
- Experience coordinating modular manufacturing, transportation, crane operations, module setting, site preparation, installation, and commissioning.
- Experience supervising subcontractors, specialty trades, suppliers, and field crews.
- Strong knowledge of QA/QC processes across manufacturing and field installation.
- Experience coordinating inspections, testing, punch-list completion, and construction closeout.
- Experience working directly with Project Managers, architects, engineers, inspectors, clients, public agencies, and manufacturing teams.
- Experience with Lean or other continuous-improvement practices within construction or manufacturing environments.
