Full Job Description

Controller

Position Summary

Tempo Ventures is seeking a highly analytical and hands-on Controller to oversee all accounting, financial reporting, budgeting, forecasting, lender reporting, and financial operations for a growing portfolio of retail, mixed-use, experiential, hospitality, and development assets.

This is a working leadership role requiring both strategic and tactical execution. The Controller will serve as a key member of the leadership team, partnering closely with the VP of Asset & Property Management, ownership, lenders, investors, and development partners to support acquisitions, development projects, asset management initiatives, and portfolio growth.

The ideal candidate combines strong accounting expertise with commercial real estate finance, construction accounting, underwriting, valuation, and development experience.

Essential Responsibilities

Accounting & Financial Reporting

Manage all day-to-day accounting functions for the company and affiliated entities.
Maintain general ledger, chart of accounts, bank reconciliations, and monthly close process.
Prepare monthly, quarterly, and annual financial statements.
Ensure compliance with GAAP and company accounting policies.
Manage accounts payable, accounts receivable, fixed assets, and cash management.
Oversee annual audits, tax preparation, and coordination with outside CPA firms.
Establish accounting policies, procedures, and internal controls.
Manage corporate and property-level accounting functions.

Real Estate Portfolio Accounting

Oversee accounting for retail, mixed-use, office, hospitality, experiential, and development assets.
Review and analyze property operating statements, CAM reconciliations, tenant recoveries, and operating expenses.
Monitor property-level performance against approved budgets and forecasts.
Assist in evaluating tenant sales performance and revenue trends.
Develop and maintain portfolio-level financial reporting dashboards.

Construction & Development Accounting

Manage construction accounting for development, redevelopment, and capital improvement projects.
Track project budgets, commitments, change orders, retainage, and contingencies.
Review contractors pay applications and lien waivers.
Coordinate construction draw requests with lenders and ownership.
Monitor project costs against approved budgets and development proformas.
Prepare project cost reports and development budget forecasts.
Support construction financing compliance and reporting requirements.

Lending & Capital Markets

Coordinate all lender reporting requirements.
Manage debt schedules and loan compliance reporting.
Prepare construction draw packages and supporting documentation.
Assist with refinancing, loan modifications, and new financing opportunities.
Maintain relationships with banks, lenders, and capital partners.
Support due diligence for acquisitions, dispositions, and financing transactions.

Financial Modeling & Valuation

Build and maintain acquisition, development, and asset-level financial models.
Prepare discounted cash flow analyses, IRR models, and return projections.
Assist with asset valuations and investment recommendations.
Develop operating, redevelopment, and ground-up development proformas.
Analyze sensitivity scenarios and investment assumptions.
Support underwriting of acquisition and development opportunities.

Budgeting & Forecasting

Lead annual budgeting process for corporate and property operations.
Develop monthly and quarterly forecasts.
Prepare cash flow projections and capital planning reports.
Analyze variances and provide actionable recommendations.
Support strategic planning and growth initiatives.

Asset Management Support

Partner with operations and property management teams to improve NOI and asset performance.
Assist in evaluating capital expenditures and value-add initiatives.
Analyze lease economics and tenant improvement investments.
Support business planning and portfolio strategy discussions.

Team Leadership

Establish accounting department infrastructure as the portfolio grows.
Recruit, train, and supervise future accounting personnel.
Create scalable financial systems and reporting processes.
Promote accountability, accuracy, and operational excellence.

Qualifications

Bachelor’s degree in accounting, Finance, Real Estate, or related field.
CPA preferred.
8+ years of accounting and finance experience.
Minimum 5 years of commercial real estate accounting experience.
Experience with development, construction accounting, and lender reporting.
Strong understanding of GAAP and real estate accounting principles.
Experience with acquisitions, underwriting, and financial modeling.
Advanced Excel financial modeling skills.
Experience with Yardi, MRI, NetSuite, or similar ERP/accounting systems preferred.
Strong knowledge of budgeting, forecasting, and cash management.
Excellent communication and leadership skills.
