Full Job Description

Tolson Enterprises, a commercial real estate office that owns and manages close to 100 retail, office, and industrial properties, including self-storage facilities, is seeking a full-time Property Project Manager for their office located in Toledo Ohio. This position is responsible for planning, scheduling, and track various construction projects throughout the portfolio from bid to completion. Projects include, but are not limited to, contracting for tenant buildouts, parking lot paving, roofing, etc. The ideal candidate will be highly organized, have construction experience, have great attention to detail, able to work with a team, and self-motivated.

Responsibilities include (but are not limited to):

· Manage all construction activity including facility renovations, tenant improvements and suite white box.

· Manage aspects of the projects including budget, bid process, and project schedules.

· Develop project budget spreadsheets for new lease deals and facility renovations.

· Oversee contract documents for accuracy and understanding by all parties.

· Write specifications and work scopes for special projects.

· Management of architectural and engineering professionals in the development of construction documents per landlord’s requirements for the permitting, bidding and construction process.

· Administer the contracting process, including but not limited to issuing invitation to bid package, conducting pre-bid walk-thru, proposal evaluation and scope of work review, construction kick off meetings and contractor management during the construction process.

· Long/short form contract development and execution through final signatures.

· Review and approve project invoices for payment.

· Inspection of all retail, office, and industrial properties when required.

· Participate and/or lead meetings with management regarding construction projects

· Maintain a book of qualified contractors, subcontractors, and suppliers.

· Initiate/distribute Notices of Commencements, coordinate receipt of lien waivers, and request Certificate of Occupancy upon project completion.

Qualifications:

· Associate degree in construction management or construction technology required (Bachler degree preferred)

· Three years as a project manager with similar duties and responsibilities in the construction field required.

· A high level of communication and organizational skills. The ability to communicate clearly, accurately, and effectively verbally, in written form and/or via computer are essential with the office and with tenants.

· Must be able to read and interpret plans, drawings and specifications.

· Good computer skills with working knowledge of Word, Excel, and Outlook.

· Must be able to lift 50 lbs, sit or stand for extended periods of time, access roof by ladder up to 30’ high, and drive a vehicle.
