Full Job Description

Job Overview
The loan partner is the person who keeps every loan in our pipeline moving and makes sure it actually closes. You prequalify new applications, build and protect our pre-approval letters, and own every file from the moment a borrower says “yes” to the day they get the keys. We close 95%+ of our loans on time — and you’re a big reason why.

You’ll work shoulder-to-shoulder with the loan officers, borrowers, processors, underwriters, and our referral partners. The goal is simple: an outstanding experience from application to close, every single time.

This isn’t a sit-back-and-wait job. It takes sharp judgment on cash, credit, capacity, and collateral — plus real communication skills and the kind of resourcefulness that solves problems before they land on someone’s desk.

Three Core Duties

Prequalify

Be the go-to for loan scenario questions — internally and externally.
Reach out to every borrower within 24 hours of the initial loan consultation (or as the LO directs).
Walk the 1003 with the borrower line by line and request what’s needed up front.
Review cash, credit, and capacity (income) for every borrower.
Exhaust every option before turning down a pre-approval — there’s almost always a path.
Keep referral partners in the loop. Silence is not golden.
Stay current on investor guidelines and program changes.

Measurement: Resolve 95%+ of loan issues before they ever reach the Loan Officer.

Pre-Approve

Accurately pre-approve every eligible borrower.
Decide which files need a pre-commitment (soft underwriting).
Provide supplemental docs when needed (e.g., a Pre-Approval Addendum).
Communicate pre-approval parameters clearly to borrowers.
Notify the referring agent the moment a pre-approval goes out.
Stay in proper cadence with pre-approved buyers — don’t let them go cold.
Handle payment scenario requests and expedite the rush ones.
Flag any red flags to the LO or Team Captain early.

Pipeline

Onboard every new contract for a Rate Lock Consultation.
Submit applications to processing for eDisclosures.
Run Tuesday borrower updates, pre-closing calls, and funding calls.
Do a daily “gauge check” to spot the hot loans, and a daily check-in to clear choke points so 95%+ close on time.
Attend the weekly branch pipeline meeting and track every milestone.
Coordinate tightly with processing.
Reach out to borrowers, attorneys, and agents 24 hours before any contingency expires.
Review Closing Disclosures against the Loan Estimate for accuracy.
Provide post-closing support and stay reachable after hours for the urgent stuff.
Consistently exceed what borrowers and partners expect.

Qualifications

Active NMLS license, maintained.
Minimum 5 years in mortgage processing, underwriting, or origination.
Proficient in DU/DO, LP, and major investor guidelines.
Experience with a Arive Loan Origination System
Comfortable across the Microsoft Office Suite (Word, Excel, PowerPoint, Outlook, OneNote).
Strong verbal and written communication.
Calm under pressure, deadline-driven, and genuinely organized.
Able to collaborate across the branch and corporate levels.

Pay: $60,000.00 - $70,000.00 per year

Work Location: Hybrid remote in Ponte Vedra, FL 32081
