Job Summary
We are looking for a dependable and skilled Maintenance Technician to join our team at a 68-unit waterfront condominium community in Islamorada, Florida. This is a hands-on position responsible for keeping the property, buildings, common areas, marina, equipment, and grounds safe, clean, and well-maintained.
The ideal candidate should have experience with general building maintenance, repairs, and troubleshooting. The ability to work independently, solve problems, and take pride in quality work is important.
The Maintenance Technician reports directly to the Condominium Association Manager (CAM), who works closely with the Board of Directors to ensure the Association operates efficiently and effectively. The technician will assist the CAM by providing onsite knowledge, supporting contractors, completing maintenance projects, and helping maintain the appearance and value of the community.
Responsibilities
- Perform routine and preventative maintenance throughout the property.
- Repair and troubleshoot plumbing, electrical, lighting, mechanical, and building-related issues.
- Perform general repairs including carpentry, exterior drywall repairs, painting, caulking, and other maintenance tasks.
- Inspect and maintain buildings, common areas, marina facilities, equipment, and exterior areas.
- Assist with irrigation repairs and exterior improvements.
- Monitor and maintain gate systems, security cameras, and other community systems.
- Assist the CAM with Board-approved contractors and service providers.
- Maintain accurate pool/spa chemical logs.
- Identify maintenance issues and recommend solutions.
- Participate in hurricane preparation, including securing property before storms and assisting with post-storm recovery as directed by the CAM.
- Be available during off-hours for emergency response when directed by the CAM.
- Follow all safety procedures and applicable OSHA standards.
Qualifications
- Previous maintenance experience preferred.
- Working knowledge of various trade skills.
- Ability to troubleshoot and complete repairs independently.
- Good communication and customer service skills.
- Ability to organize tasks and manage time effectively.
- Valid driver's license.
- Ability and willingness to work outdoors year-round in Florida weather conditions.
- Ability to lift up to 50 pounds.
