This role oversees a portfolio of 3–4 dispersed properties across Summit County, so you'll be a familiar face at more than one address — moving between communities, keeping each one running smoothly, and building relationships with residents scattered across the county rather than under one roof. Managing this portfolio means something different than managing a single downtown high-rise. We're looking for a hands-on, community-minded Property Manager who takes as much pride in a clean compliance file as in knowing every resident by name.
Core Mission
Serve as the on-the-ground leader across a portfolio of 3–4 Summit County properties — running daily operations at each site, staying ahead of maintenance and compliance needs, and treating every resident interaction as a chance to build trust in communities where trust matters. You'll balance the financial discipline ownership expects with the neighborly, high-touch presence residents deserve, no matter which property you're at that day.
Essential Responsibilities
Operations & Financial Stewardship
- Oversee day-to-day operations across all 3–4 properties in your portfolio, from top to bottom
- Prepare and manage the annual operating budget for each property
- Own monthly financial reporting and accounts payable approval portfolio-wide
- Prepare and reconcile annual escalations
- Review delinquencies and follow up with residents proactively and respectfully
Compliance & Affordable Housing Expertise
- Maintain thorough, current knowledge of Fair Housing and ADA regulations
- Apply LIHTC practices and CHFA guidelines accurately and consistently across all resident files, at every property you manage
- Keep a pulse on local market conditions and comparable communities in Summit County
Resident & Community Relations
- Be the face and voice of each property for residents — many of whom will feel more at home speaking with you in Spanish
- Manage resident relations and see work orders through to completion across the portfolio
- Coordinate resident move-ins and move-outs with care and clear communication
- Foster a genuine sense of community among neighbors who are also coworkers, friends, and fellow locals
Property & Vendor Management
- Perform routine inspections at each property to catch issues before they become problems
- Negotiate and manage all service contracts
- Oversee maintenance personnel and coordinate capital improvement projects across sites
- Coordinate all building activities and keep every property audit-ready year-round
Leasing Coordination
- Partner closely with the leasing team on new leases and renewals
- Abstract leases accurately and maintain records in MRI
Preferred Qualifications
- Local Knowledge: Familiarity with Summit County and mountain-community living — you understand what it means to house a resort town's workforce
- Bilingual Advantage: Spanish fluency is a major plus in connecting with residents and building trust
- Compliance Fluency: Comfort working within LIHTC and CHFA frameworks isn't optional — it's core to this role
- Community-First Mindset: You see residents as neighbors, not just tenants
- Multi-Site Agility: Comfortable managing competing priorities across several properties and staying organized on the move
- Technical Proficiency: Working knowledge of MRI and solid Excel skills
Requirements
- 3+ years of experience as a Property Manager
- Strong financial and budgeting skills
- Thorough knowledge of Fair Housing, ADA, LIHTC, and CHFA requirements
- Willingness to work fully onsite across a portfolio of 3–4 dispersed Summit County properties, with no remote flexibility
- Reliable transportation for regular travel between sites
