With 40+ high-end vacation rentals and counting, we've welcomed over 10,000 guests from around the globe to our homes across Nashville and now the Smoky Mountains. Our approach is hospitality-first — human-centered, detail-driven, and deeply committed to proactive property care.

About the Role We are seeking a full-time Property Operations Manager to oversee operations in our Smoky Mountains region. This role is built for someone who can move fluidly between a maintenance task and a meeting with a homeowner — someone who takes pride in both a well-functioning property and a five-star guest experience. You'll serve as the local expert for all things property care, from hands-on maintenance and vendor coordination to onboarding new owners and representing the Beckon brand in the community.

This is a field-based role — your time in the field directly supports our properties and our bottom line. You'll be expected to track and log hours by property, manage a real workload with real accountability, and operate with the professionalism of someone who could just as easily walk into an owner meeting as they could swap out a water heater.

Key Responsibilities

Maintenance & Property Care (Billable Field Work)

Perform hands-on maintenance and upkeep tasks across the portfolio — including but not limited to: furniture assembly and repairs, fixture replacement, appliance troubleshooting, caulking, painting touch-ups, seasonal property prep, and general punch list items.
Conduct thorough pre-stay and post-stay property inspections, documenting conditions with photos and written notes.
Identify, flag, and coordinate resolution of maintenance issues before they impact guests.
Handle light recurring tasks: air filter changes, battery replacements, light bulb swaps, exterior walkthroughs, etc.
Track all field time by property for accurate billing and reporting.
Serve as on-call emergency contact for after-hours property issues (rotating nights/weekends).

Vendor Development & Management

Build and maintain a reliable, high-quality vendor network (cleaners, handymen, HVAC, plumbers, landscapers, etc.)
Proactively recruit and vet new vendors to support portfolio growth.
Oversee vendor performance, negotiate rates, schedule work, and ensure accountability.
Serve as liaison between vendors, Beckon HQ, and homeowners.

Owner Relations & Business Development

Assist in onboarding new properties — conducting site visits, completing initial property assessments, and walking owners through the Beckon process.
Build genuine relationships with homeowners through consistent communication and follow-through.
Serve as a brand ambassador in the local community to generate leads and partnerships.
Identify upselling and referral opportunities during owner and guest interactions.

Hospitality & Guest Communication

Answer guest and homeowner calls, texts, and emails with professionalism, urgency, and care.
Deliver a luxury-level experience, even under pressure or in challenging situations.
Resolve escalations quickly and calmly, balancing guest satisfaction with cost-efficiency.

Requirements

2+ years in property management, home services, construction trades, or hospitality (short-term rental experience a plus)
Demonstrated hands-on maintenance or handyman experience — you should be able to show up to a property and get things done
Sales or customer relationship experience preferred
Experience managing vendors or subcontractors strongly preferred
Valid driver's license and reliable vehicle required
Smartphone proficiency and willingness to use GPS-tracking and time-logging tools while on shift
Willingness to undergo background check and drug test
Comfortable working holidays, weekends, and irregular hours
Excellent communication skills — written and verbal — with the polish to represent Beckon in owner-facing settings
Extreme attention to detail (include the word "cactus" in your cover letter to show you actually read this)
Able to lift 50+ lbs, climb stairs, and work in varied outdoor conditions

Schedule & Compensation

Full-time, hourly — 40 hrs/week with field-based scheduling
On-call rotation for urgent guest or property issues
Compensation: $22–$30/hour, depending on experience
Mileage reimbursement for property travel

Pay: $22.00 - $32.00 per hour
