Job Overview
The Mortgage Loan Closer is responsible for managing mortgage loans from clear-to-close through funding and post-closing handoff. This position ensures closing documents are accurate, complete, compliant, and delivered on time while coordinating closely with Loan Officers, Processors, wholesale lenders, title/settlement companies, borrowers, and other third parties.
The ideal candidate is highly organized, detail-oriented, deadline-driven, and knowledgeable about mortgage lending, closing procedures, disclosures, and lender requirements. The Mortgage Loan Closer should be able to manage a high-volume pipeline while providing exceptional service to both internal teams and borrowers.
Essential Duties & Responsibilities
Pre-Closing & Clear-to-Close
- Review loan files upon receipt of clear-to-close to ensure all closing conditions and required documentation have been satisfied.
- Review the final Closing Disclosure for accuracy and confirm required fees, credits, loan terms, and cash-to-close amounts.
- Coordinate with the lender and settlement/title company to ensure all parties have the information needed to prepare closing documents.
- Verify that lender-specific closing requirements have been met.
- Confirm that title, insurance, payoff, escrow, and other required documents are complete and acceptable.
- Review and resolve discrepancies between the loan file, Closing Disclosure, lender instructions, and settlement statement.
- Monitor closing dates, disclosure timing requirements, and other critical deadlines.
Closing Coordination
- Coordinate closing appointments with borrowers, settlement agents, title companies, lenders, and Loan Officers.
- Communicate closing instructions and lender requirements to the appropriate parties.
- Ensure closing packages are received and reviewed in a timely manner.
- Review closing documents for accuracy and completeness before or immediately after closing, as applicable.
- Assist with resolving last-minute closing issues to prevent delays.
- Communicate changes, delays, or potential closing issues promptly to the Loan Officer, Processor, borrower, and other appropriate parties.
- Confirm successful signing and receipt of required closing documentation.
Funding/Post-Closing
- Coordinate with the lender and settlement agent to ensure all funding requirements are satisfied.
- Monitor loans through funding and confirm that the loan has funded successfully.
- Follow up on outstanding funding conditions or trailing documents.
- Communicate funding status and any issues to the appropriate internal and external parties.
- Ensure funded loan documentation is properly returned and routed for post-closing.
- Obtain complete and signed closing packages and ensure audit procedures are fulfilled
Communication & Customer Service
- Provide timely and professional communication to borrowers throughout the closing process.
- Maintain strong working relationships with Loan Officers, Processors, underwriters, wholesale lenders, title companies, settlement agents, and other business partners.
- Respond promptly to questions and requests from internal and external partners.
- Set appropriate expectations regarding closing timelines and requirements.
- Provide solutions when issues arise rather than simply identifying problems.
Qualifications
- 2+ years of mortgage closing or mortgage operations experience preferred.
- Experience working in a mortgage broker, lender, or correspondent environment preferred.
- Strong understanding of the residential mortgage loan process.
- Knowledge of conventional, FHA, VA, USDA, and other common loan programs preferred.
- Knowledge of Closing Disclosures, settlement statements, lender closing instructions, and funding requirements.
- Familiarity with TRID and mortgage compliance requirements.
- Experience working with wholesale lenders and third-party settlement/title companies preferred.
- Strong attention to detail and ability to identify discrepancies.
- Excellent written and verbal communication skills.
- Strong organizational and time-management skills.
- Ability to manage multiple loans and competing deadlines.
- Proficiency with mortgage loan origination systems, Microsoft Office, email, and other applicable technology.

This position operates in a fast-paced mortgage environment with frequent deadlines and multiple priorities. The Mortgage Loan Closer must be comfortable working under time-sensitive conditions, managing a high-volume pipeline, and communicating with multiple parties throughout the closing process.
