Chateau Retirement Communities is seeking a strategic, collaborative, and experienced leader to serve as our Director of Facilities & Maintenance. This position provides functional leadership for facilities and maintenance operations across all Chateau communities, ensuring our buildings remain safe, well-maintained, compliant, and welcoming for our residents and team members.
This role is responsible for developing long-term facilities strategies while also supporting day-to-day operational excellence. Working closely with Executive Directors, Maintenance Directors, and our VP of Construction & Capital Projects, the Director will help standardize maintenance practices, improve operational efficiency, oversee capital planning, and ensure our communities continue to reflect Chateau's commitment to excellence.

Provide functional leadership and support for Maintenance and Environmental Services teams across all Chateau communities.

Develop and execute long-term facilities and asset management strategies.

Lead preventative maintenance programs and standardize maintenance processes.

Oversee facility compliance with federal, state, local, and life safety regulations.

Partner with Executive Directors to develop annual operating and capital budgets.

Manage capital improvement planning and collaborate on major construction projects.

Implement and oversee maintenance management systems (Yardi/CMMS).

Develop key performance indicators (KPIs) and facility reporting dashboards.

Lead vendor management, contract oversight, and cost-saving initiatives.

Build, coach, and develop maintenance leaders while promoting a culture of service, accountability, and continuous improvement.

Respond to operational issues and provide leadership during facility-related emergencies.
Preferred Education

Bachelor's degree in Facilities Management, Engineering, Construction Management, Business Administration, or a related field (or equivalent combination of education and experience).
Experience

Seven (7) or more years of progressive facilities or maintenance leadership experience.

Multi-site facilities management experience preferred.

Experience managing operating and capital budgets.

Experience leading teams and implementing standardized maintenance processes.

Senior living, healthcare, hospitality, commercial real estate, or similar industry experience preferred.

Director of Facilities and Maintenance
Summary: As the functional leader of facilities and maintenance, you provide strategic and operational leadership across most aspects of Chateau’s physical environment, from routine upkeep up to collaboration with our VP of Construction and Capital Projects on major capital improvements. Your work ensures our communities remain safe, welcoming, and aligned with our standards of quality, dignity, and comfort. As a senior leader, you help us steward our facilities with care, enabling residents to thrive in environments that feel like home. This role is both hands-on and forward-looking, balancing day-to-day support with long-term planning and investment.

Education

Areas of Responsibility:
Facilities Strategy and Stewardship

Develop and implement a multi-year facilities plan that supports Chateau’s operational and brand goals, including asset lifecycle planning, energy efficiency upgrades, and community refresh initiatives

Map projected facility needs over a 3–5-year horizon.

Identify sustainability and cost-efficiency opportunities.
-
Schedule refresh cycles for common areas, resident units, and grounds.

Conduct annual reviews of all building systems and infrastructure to identify future investment needs and develop capital expenditure (CapEx) priorities accordingly

Create and prioritize maintenance, grounds and building systems CapEx list in collaboration with ED based on inspection findings.
- Integrate resident and staff feedback into investment planning.

Establish standardized reporting for asset conditions, preventative maintenance schedules, and capital planning forecasts across all properties

Use a uniform template for all sites.

Review and update quarterly for accuracy.

Maintain a clear, accessible dashboard of facilities metrics to support strategic decision-making and Board reporting

Track KPIs such as work order completion rates, downtime, and project progress.

Maintenance Oversight and Operational Excellence

Implement a centralized maintenance management system (CMMS/Yardi) to track service requests, preventative maintenance tasks, and equipment inventory including maintenance vehicles.

Lead system setup, training, and ongoing support.

Audit usage and compliance.

Define and enforce standard operating procedures (SOPs) for maintenance response times, safety protocols, and resident communication

Document clear escalation processes.

Train all staff on SOPs.

Manage quarterly preventative maintenance inspections for key systems such as HVAC, boilers, elevators, and life safety systems

Coordinate with ESD or MD for scheduling and records.

Assign and track corrective actions.

Coordinate cross-site maintenance team meetings quarterly to share best practices, address challenges, and reinforce service standards

Maintain agendas and follow-up lists.

Respond to after-hours emergencies with structured escalation protocols

Compliance, Safety, and Risk Management (Maintenance Functional Leader)

Conduct semi-annual facility audits for compliance with local, state, and federal codes.

Document deficiencies and set corrective timelines.

Oversee testing and maintenance of life safety systems

Maintain a master testing schedule.

Ensure safety data sheets (SDS), equipment manuals, and inspection records are updated and accessible

Verify compliance during site visits.

Collaborate with HR and safety committees on safety training

Ensure safety committee meetings are happening at buildings.

Track participation and completion rates.

Ensure Directors are maintaining accurate records for inspections, permits, and corrective actions

Coordinate and facilitate NSPIRE (HUD) Inspections
- Conduct pre-inspection walk-throughs.

Submit corrections via the NSPIRE portal.

Establish inspection performance benchmarks for insurance, NSPIRE (HUD), and other regulatory inspections, and oversee the implementation of corrective actions and safety recommendations to continuously improve facility performance and reduce organizational risk.
Budgeting and Resource Management
