Purpose Statement
The job of Mechanical Systems Specialist is performed for the purpose of providing mechanic services with specific responsibility for identifying repair and/or replacement needs; performing repairs and preventive maintenance; ensuring completion of repairs in accordance with trade standards; assisting other mechanics and ensuring that tools and materials are available at job site.
This job reports to the Assistant Director of Facilities.
Essential Functions
· Assists maintenance and custodial staff as needed for the purpose of completing projects in a safe and efficient manner.
· Assists in emergency response activities (e.g. helping injured persons via stretcher, wheelchair, or carrying individuals from buildings, etc.) for the purpose of resolving immediate safety concerns and/or directing them to appropriate personnel for resolution.
· Cleans air conditioning and heating units (e.g. coils, condensation pans, drain lines, cooling towers, etc.) for the purpose of ensuring units are operating correctly and within safety guidelines.
· Coordinates with administration and other trades for the purpose of completing projects/work orders efficiently.
· Designs and fabricates sheet metal parts for the purpose of anchoring, hanging, and securing heavy objects.
· Diagnoses causes of problems and/or failures in heating/air conditioning systems for the purpose of identifying equipment and/or systems repair and/or replacement needs.
· Diagnoses equipment malfunctions for the purpose of determining needed repairs and/or replacements.
· Fabricates parts for the purpose of providing items necessary for repairs.
· Installs heating and air conditioning equipment and systems for the purpose of providing enhanced and/or upgraded capabilities.
· Monitors HVAC systems and their components (e.g. heating units, building exhaust fans, ventilation units, etc.) for the purpose of evaluating condition, identifying necessary repairs, and recommending preventive maintenance.
· Participates in meetings, workshops, training, and seminars for the purpose of conveying and/or gathering information required to perform job functions.
· Performs routine and preventive maintenance for the purpose of ensuring the ongoing functioning of HVAC systems.
· Prepares written materials (e.g. repair and maintenance logs, parts lists, warranty claims, etc.) for the purpose of documenting activities, providing written reference, and meeting mandated requirements.
· Repairs heating and air conditioning systems and/or components (e.g. pumps, motors, air handlers, fan coils, piping, etc.) for the purpose of ensuring a comfortable work environment.
· Transports tools, equipment, and/or supplies for the purpose of providing on-site repairs.
· Utilizes journeyman level skills in multiple building trades for the purpose of ensuring safe and proper operation of all mechanical, electrical, and plumbing systems throughout the facility.
Other Functions
· Performs other related duties as assigned for the purpose of ensuring the efficient and effective functioning of the work unit.
Job Requirements: Minimum Qualifications
Skills, Knowledge and Abilities
SKILLS are required to perform multiple, technical tasks with a potential need to upgrade skills in order to meet changing job conditions. Specific skill based competencies required to satisfactorily perform the functions of the job include: adhering to safety practices; handling hazardous materials; operating equipment used in maintenance; and preparing and maintaining accurate records.
KNOWLEDGE is required to perform basic math, including calculations using fractions, percents, and/or ratios; read technical information, compose a variety of documents, and/or facilitate group discussions; and analyze situations to define issues and draw conclusions. Specific knowledge based competencies required to satisfactorily perform the functions of the job include: safety practices and procedures; pertinent codes, policies, regulations and/or laws; electrical systems; interpret blueprints, maps, and schematic wiring diagrams; fire and alarm systems; irrigation system programming; general IT knowledge; Microsoft and Google office; trade experience and general knowledge of construction; and essential capacity to train and lead personnel.
ABILITY is required to schedule activities and/or meetings; gather and/or collate data; and consider a number of factors when using equipment. Flexibility is required to work with others; work with data utilizing defined and similar processes; and operate equipment using standardized methods. Ability is also required to work with a wide diversity of individuals; work with data of widely varied types and/or purposes; and utilize a wide variety of types of job-related equipment. Problem solving is required to identify issues and create action plans. Problem solving with data frequently requires independent interpretation of guidelines; and problem solving with equipment is significant. Specific ability based competencies required to satisfactorily perform the functions of the job include: displaying mechanical aptitude; adapting to changing work priorities; being attentive to detail; problem solving skills; communicating with diverse groups; meeting deadlines and schedules; and setting priorities.
Responsibility
Responsibilities include: working under limited supervision using standardized practices and/or methods; leading, guiding, and/or coordinating others; operating within a defined budget. Working Environment
The usual and customary methods of performing the job's functions require the following physical demands: significant lifting, carrying, pushing, and/or pulling, frequent climbing and balancing, significant stooping, kneeling, crouching, and/or crawling and significant fine finger dexterity. Generally the job requires 15% sitting, 55% walking, 30% standing. The job is performed in all weather conditions, temperature variations and under conditions with exposure to risk of injury and/or illness.
Job related experience within a specialized field is required. Two years of commerical HVAC required.
Targeted, job related education with study in job-related area.
