Description
We are looking for a dynamic Assistant Property Manager to support the property management team in the day-to-day operations of a portfolio of affordable housing properties. The ideal candidate will assist with core property functions, including financial variance reviews, resident move-outs and re-certifications, unit and site inspections, and vacancy processing, while working closely with a Property Manager, maintenance staff, and a resident service coordinator to help meet resident needs.

We are looking for a problem solver who is prepared to think on their feet, adapt, and find solutions to issues as they arise, all while building positive, productive relationships with residents and staff and upholding the agency's mission.
Duties and Job Responsibilities
- Work closely with property management team in managing the day to day operations of a portfolio of affordable housing properties.
- Adhere to all applicable state, federal, and agency rules, policies, procedures, and regulations at all times, including Affirmative Fair Marker Housing plans and any funding program requirements.
- Develop and maintain a thorough understanding of all aspects of managing a property, including setting business goals, budgeting, risk management, physical assets, maintenance, compliance, reporting, and resident relations.
- Develop an understanding of property financials through processes such as
Collaborating with property management staff to conduct monthly variance reviews of financial statements;
Reviewing operating reports and general ledgers; and
Familiarization with invoice approval and processing of bill packs.
- Assist in maintaining optimal property financial health by aiding in the completion of processes.
- Assist in the completion of resident move-out processes, including inspections and assessment of damage charges within established timeframe.
- Provide support in monitoring building and grounds maintenance performance, including:
Identifying safety, security risks, cleanliness, curb appeal, preventative maintenance, and capital needs;
Communicating with maintenance staff regarding work orders, capital and property improvements, inspections, preventative maintenance programs, and resident issues.
- Collaborate with property management staff to respond to resident issues, including complaints, conflicts, problems, and requests for assistance, making referrals to social service agencies as needed. Aid in the completion of timely and satisfactory inspections such as annual unit, monthly site, and other inspections.
- Assist in filling vacancies within agency expectations by helping to process applications, sending out verifications and screening applicants.
- Provide support in the completion of timely and accurate annual re-certifications and lease renewals.
- Assist with maintaining resident files.
- Work closely with site staff to ensure effective and timely resolution of resident complaints and lease compliance issues.
- Maintain resident confidentiality and good working relationships with residents.
- Provide high level of customer service and ensure resident satisfaction through strong, open communication and follow through.
Skills
- High School Diploma or equivalent
- College Degree preferred.
