Full Job Description

Superintendent

Department: Construction
Reports To: Operations Manager

Position Summary

The Superintendent is responsible for overseeing all phases of residential home construction from site start through homeowner closing. This role coordinates subcontractors, vendors, materials, inspections, and schedules to ensure every home is completed safely, on time, within budget, and to the highest quality standards.

Key Responsibilities

Project Management & Scheduling

Manage the day-to-day construction activities for multiple residential homes.
Coordinate all phases of construction from foundation through final completion.
Develop and maintain construction schedules to ensure homes are completed according to contract timelines.
Schedule and coordinate subcontractors, inspections, and deliveries to maintain efficient workflow.
Monitor project progress and proactively address scheduling conflicts or delays.

Construction Oversight & Quality Control

Verify foundation readiness and ensure homes are properly started.
Monitor the quality and workmanship of all subcontractors and vendors.
Conduct regular job site inspections to ensure construction meets company standards, building codes, and customer specifications.
Ensure deficiencies are corrected promptly and construction quality remains consistent throughout the project.
Maintain clean, organized, and safe job sites at all times.

Material & Vendor Coordination

Order and coordinate delivery of construction materials, including lumber, roofing, brick, vinyl, insulation, drywall, gutters, garage doors, trim, flooring, countertops, landscaping materials, and other required products.
Verify delivery quantities and inspect materials for accuracy and quality.
Coordinate temporary utilities, including electrical service and gas meters.
Manage material credits and returns when applicable.

Trade & Inspection Coordination

Schedule and coordinate all required subcontractors, including:
Coordinate required municipal and third-party inspections throughout construction.
Ensure all inspections are successfully completed to obtain the Certificate of Occupancy.

Customer Experience

Serve as the primary field contact for homeowners during construction.
Meet with customers for scheduled walk-throughs and address questions or concerns professionally and promptly.
Conduct pre-closing and final walk-throughs.
Ensure homes are completed with minimal punch list items and obtain homeowner acceptance prior to closing.

Qualifications

Bachelor's degree in Construction Management, Engineering, or a related field preferred.
Significant experience managing residential construction projects.
Strong knowledge of residential building methods, materials, codes, and safety practices.
Demonstrated ability to lead multiple projects in a fast-paced production environment.
Excellent organizational, scheduling, and problem-solving skills.
Strong communication and interpersonal skills with the ability to build positive relationships with subcontractors, vendors, homeowners, and internal team members.
Proficient with construction scheduling, project management, and documentation.

Physical Requirements

Frequently walk active construction sites over uneven terrain.
Occasionally lift, carry, push, and pull up to 50 pounds.
Occasionally bend, kneel, squat, crawl, stoop, climb stairs, and reach overhead.
Ability to work outdoors in varying weather conditions.
Ability to communicate effectively using verbal and written communication.
