The Role
You'll keep Aria Marion looking sharp and running right - Mowing and grounds work, resident repairs, light improvement projects, and utilities across the community. You report to the on-site property manager and work independently day to day.
What You'll Do
Grounds & Curb Appeal
- Mow, trim, and edge common areas and vacant lots on a weekly schedule
- Walk the community daily to pick up trash, spot problems early, and keep it looking sharp
- Plant and maintain flower beds, mulch, and landscaping
- Handle seasonal work: leaf cleanup, snow and ice management
Resident Maintenance
- Respond to resident maintenance requests promptly and professionally
- Log work orders and keep the manager current on status
Light Capital Projects
- Power wash homes, skirting, sheds, and common structures
- Repair and replace mobile home skirting
- Paint, patch, and handle minor siding repairs
Vacant Home Turns
- Clean out vacant homes, haul debris, and prep units for resale or rent
- Make-ready work: Cleaning, minor repairs
Utilities
- Manage utilities across the community: water shut-offs and turn-ons, meter reads, leak detection, seasonal winterization
- Flag unusual usage or leaks before they become expensive
Schedule & Location
Full-time, Monday through Friday, on site at Aria Marion. Weekly mowing and trimming routes plus a daily walk of the property. Occasional after-hours availability for emergencies such as water leaks or storm damage.

Experience & requirements
- 2+ years in grounds maintenance, landscaping, property maintenance, or a trade
- Comfortable with mowers, trimmers, blowers, power washers, hand and power tools
- General handyman ability — you can diagnose and fix without hand-holding
- Valid Ohio driver's license and reliable transportation
- Able to lift 50+ lbs and work outdoors in all seasons
- Must pass a background check and drug screen
Nice to have: manufactured housing experience, plumbing or HVAC background, bilingual English/Spanish.
