About the role

Magnolia Ranch Home Buyers is hiring a Real Estate Acquisitions Manager for the Augusta market. We buy single-family homes directly from owners and hold them as long-term rentals.

The best deals in this business are not sitting on the MLS. This role exists to find them first. You will build and work the channels that surface properties before they reach the open market, and you will carry each of those opportunities from first conversation through closing. Our listed transactions are handled separately, so your attention stays where it produces the most value.

The position is field-based and self-directed.

What you will do

Work inbound seller inquiries from our website, marketing campaigns, and tracked phone lines, qualifying by motivation, timeline, and property condition
Run direct mail campaigns and work every response they generate
Source through county and public records: tax delinquent lists, tax sales, code enforcement, pre-foreclosure and lis pendens filings, and probate
Work absentee and out-of-state owner lists through calling and direct outreach
Use our driving-for-dollars platform to identify and log distressed and vacant properties, then work the resulting sequences
Build relationships with agents, property managers, and other investors to source portfolio opportunities and owners who are ready to stop being landlords
Visit properties in person, document condition, and provide an accurate repair assessment
Evaluate each opportunity against our acquisition criteria and recommend a purchase price you can defend
Negotiate terms and execute purchase agreements directly with owners
Manage your contracts through due diligence and closing, coordinating with our title company and lenders
Maintain accurate records and follow-up activity in our CRM

Backgrounds we weigh heavily

If you have any of the following, tell us about it. These carry real weight with us:

Acquisitions experience on the wholesaling side. You already know how to find a motivated owner and get to a signed contract.
Tax sale and tax deed experience, including how redemption periods work and what happens after the sale.
Foreclosure and pre-foreclosure work, whether that is auction buying, short sales, or reaching owners before the sale date.
Experience clearing messy title. Heirs' property, missing signatures, old liens, quiet title actions, probate complications. Deals that scare other buyers off are frequently the ones worth the most to us, and someone who can navigate them is hard to find.

What we are looking for

Two or more years in real estate acquisitions, investor-side sales, wholesaling, or a comparable role is preferred. We will also consider a strong candidate with a solid sales background who is new to real estate investing and wants to be trained on our process.
An active Georgia real estate license is a plus but is not required for this role.
Working knowledge of the Augusta market, including neighborhood-level differences in value and rent.
Comfort working directly with owners in difficult circumstances. Many of the people you speak with are dealing with financial pressure, an inherited property, or a rental they no longer want to manage. We expect every conversation to be honest and respectful, and we are straightforward with owners about how we arrive at our offers.
The ability to evaluate a property on rent-to-price return rather than on price alone. We buy to a defined return standard and we decline a high percentage of what we look at. We will train you on our criteria, but you need to be someone who can hold a number.
Reliable transportation, a smartphone, and consistent CRM discipline.

Growth

Augusta is where this role starts. We are active in other Southern markets and intend to enter additional ones. As you establish results in Augusta, this position is built to expand into those markets on a remote basis, with the same process and support and occasional travel. Since compensation is tied to closed acquisitions, additional markets translate directly into additional earning capacity.

Compensation

This position is commission-based plus bonuses.

Why this role

Our capital is committed and our closings are reliable. Many acquisitions roles have you sourcing deals for a buyer who cannot ultimately perform, which costs you time and credibility with owners. That is not the case here. We close what we contract.

We cover the marketing engine behind this role: software and skip-traced databases, paid ads, VA outreach, direct mail postcards, and inbound seller leads from our website, magnoliaranchhomebuyers.com.

If you hold an active real estate license, there is more. Our marketing also generates a steady flow of inbound leads that do not fit our purchase criteria, and licensed team members can convert those into listings and closed transactions - additional commissions on top of your acquisition pay.
