Full Job Description

American Way Storage is a growing self-storage company with locations throughout Central Illinois. We are looking for a dependable, hardworking, and hands-on Facilities Maintenance Technician to join our team.

This position will be responsible for maintaining the appearance, safety, functionality, and overall condition of our storage facilities. The ideal candidate is someone who takes pride in their work, can work independently, has strong problem-solving skills, and is comfortable managing multiple maintenance projects while traveling between locations.

The Facilities Maintenance Technician will report directly to the Director of Maintenance and will work closely with our operations team and outside contractors to ensure our facilities remain clean, safe, and well-maintained.

Key Responsibilities

Travel between American Way Storage facilities using company vehicles to complete scheduled maintenance and inspections.
Perform general maintenance, repairs, and upkeep of storage facilities, grounds, buildings, gates, doors, lighting, fencing, and other property components.
Complete routine and preventative maintenance to identify and address issues before they become larger or more costly problems.
Conduct regular facility inspections and provide detailed inspection reports documenting the condition of each property.
Maintain clean, safe, and attractive facilities for our customers, including removing trash and addressing safety hazards.
Perform weed control through spraying, weed eating, and other appropriate methods.
Assist with seasonal property maintenance, including occasional mowing, grading, landscaping, snow removal, and other grounds-related work.
Assist with tenant lockouts and overlocking or unlocking tenant units as directed by the Area Manager.
Clean out storage units and assist with preparing units for future rentals as needed.
Identify maintenance issues that require specialized or licensed work and assist the Area Manager with coordinating outside contractors.
Assist with projects involving doors, electrical, plumbing, fencing, concrete, roofing, gates, security systems, and other facility improvements.
Maintain company vehicles, tools, equipment, and supplies in a clean and organized condition.
Maintain accurate records of completed work, inspections, materials used, and other maintenance activities.
Respond to emergency maintenance situations when necessary.
Communicate effectively with Area Managers, maintenance staff, contractors, and customers when required.
Perform other duties and special projects as assigned.

Qualifications & Requirements

High school diploma or equivalent required.
At least one year of experience in building maintenance, mechanical maintenance, construction, or a related field preferred.
Strong mechanical aptitude and ability to troubleshoot and solve problems independently.
Strong work ethic with a dependable and reliable approach to work.
Excellent time-management and organizational skills.
Ability to prioritize multiple projects and complete work with minimal supervision.
Comfortable working independently while also functioning as part of a team.
Strong communication skills and the ability to interact professionally with customers, coworkers, contractors, and management.
Ability to read and understand safety rules, operating and maintenance instructions, and procedure manuals.
Ability to complete routine reports and communicate maintenance issues clearly.
Comfortable working outdoors in a variety of weather conditions.
Ability to safely operate basic hand tools, power tools, landscaping equipment, and other maintenance equipment.
Valid driver's license and a safe driving record required.
Must be willing and able to travel to American Way Storage facilities throughout Illinois.
Must have reliable access to a cell phone capable of making and receiving calls and text messages.
Must be willing to respond to emergency maintenance needs outside of normal business hours when required.
Ability to safely lift, carry, push, pull, and move materials and equipment associated with general maintenance work.

We are looking for someone who takes ownership of their work and doesn't need to be told about every problem before addressing it. The right candidate will notice when something needs attention, communicate the issue, and take the appropriate steps to get it resolved.

This is an active, hands-on position that requires someone who is comfortable getting dirty, working outside, traveling between properties, and taking on a variety of maintenance projects. Every day can be different, and we are looking for someone who enjoys that variety and takes pride in keeping our facilities in excellent condition.

Starting pay: $17-$20 Hourly, based on experience, qualifications, and ability.
