We are a small, hands‑on property management team overseeing a large, high‑volume portfolio spread across multiple locations. Our operations include 200+ residential and commercial rental units and nearly 800 storage units, along with extensive grounds, facilities, and outdoor areas that require ongoing upkeep, repairs, and seasonal maintenance.
Although our office staff is small, the workload is substantial — meaning our Maintenance Technician/Groundskeeper plays a critical role in keeping properties safe, functional, and visually appealing. The work environment is active, fast‑moving, and highly independent, with daily responsibilities that shift between residential maintenance, commercial repairs, groundskeeping, storage facility upkeep, and miscellaneous projects.

- In this role you will address common maintenance issues, performing repairs, recommending repair suggestions, and at times, working alongside others. The candidate work load will consist in the following areas (The percentage of time in each part of the role is listed below).

· Reports to Owners, office manager, and maintenance coordinator any issues, concerns, or shortcomings.

Duties & Responsibilities

1. Residential & Commercial Maintenance (35%)
o Respond to and complete service requests in a timely manner.
o Prepare rentals for new move-ins including painting, patching drywall, removing carpet, replacing furnace filters, etc.
o Perform minor electrical (ex: change light switch/receptacle, change assorted light bulbs), plumbing (ex: repairing running toilets, unclogging toilets and drains), carpentry, and painting tasks.
o Repair structures such as but not limited to: door knobs/locks, sinks, showers, doors/cabinets, walls, and deck repair, slider door, windows, building exteriors.
o Perform repairs, including but not limited to: cleaning dryer vents, weather stripping on doors/windows, window screen repair.
o Pick up random trash on premises.
o Servicing units of existing customers, maintaining a high quality of professionalism.
o Installation of fixtures and appliances, including but not limited to: light fixtures, garbage disposals, sump pumps, microwaves, washer, dryer, etc.
o Assisting in residential inspections and repairs.
o Respond to emergency situations under any adverse working conditions and makes informed and accurate decisions.
2. Groundskeeping (35%)
o Mowing grass, including but not limited to: pulling weeds, trimming & pruning trees/shrubs, watering plants, raking leaves, and brush hogging vacant land.
o Snow removal, including but not limited to: shovelling, snow blowing, laying down rock salt on icy surfaces.
o Power washing siding and other structures, cleaning gutters, downspout maintenance.
o Miscellaneous outside work.
o Pest control.
o Painting parking lot lines.
o Knowledge of common equipment (ex: lawn mower, weed-wacker, leaf blower, brush hog, tractor, chain saws, stump grinder, bobcat loader, log splitter).
o Maintaining a high curb appeal of properties.
o Minor repairs to billboards, painting billboard structure and/or face.
3. Storage Facility Maintenance (20%)
o Respond to and complete service requests in a timely manner.
o Sweep vacant units, clean cobwebs, clean front of doors.
o Review units to ensure doors, latches are functional and resolve any issues.
o Servicing units of existing customers, maintaining a high quality of professionalism.
o Empty abandon units.
o Repair minor non-structural repairs such as but not limited to: fence, building, door handles, weather trim.
o Remove any and all trash from facility and property dispose of properly.
o Inspect for pest control and take appropriate action.
o Assisting in diagnose & repair problems with the gate, cameras, WIFI, and access control system.
o Responds to emergency situations under any adverse working conditions and makes informed and accurate decisions.
o Lock removal at storage facilities as requested.
o Replacing numbers, landscaping maintenance.
o Unlock units as requested, check units.
o Miscellaneous repairs such as but not limited to: changing lights bulbs, fixing signage, adjusting gate photo-eyes, cutting lock off per manager request, adjusting light timer and sensors.
4. Miscellaneous (10%)
o Cleaning/housekeeping, including but not limited to: picking up common areas of trash and debris, cleaning fixtures, sweeping/mopping/vacuuming floors, disposing trash from office.
o Provide excellent customer service when interacting with residents, guests, and vendors.
o Servicing equipment, preventive and repairs as needed.
o Respond to phone calls in a timely fashion.
o Accurately maintain complete records regarding service requests, preventative maintenance and other necessary items needed to track via working closely with Owners, office manager, and office professional.
o Track inventory to ensure adequate maintenance supplies on hand.
o Keep shop up to Owners’ standards.
o Other duties as assigned by management and Owners.
o Follows Company policies laid out in the Employee Handbook.
Location &Commitments
- 8-hour shift, day shift, no nights, approximately 24-40 hours/week (More hours in summer than winter)
- Business Hours: Monday – Friday, 8am – 5pm – NO WEEKENDS OR NIGHTS
- Locations in Tri-Cities, and Standish
Candidate requirements
1. Required
o US citizen
o High school diploma
o 2 years maintenance experience
o Strong mechanical background and an ability to identify and solve problems.
o Proficiency in using hand tools, electrical equipment repair tools, ohmmeters, and other diagnostic devices.
o Knowledge of small machines (lawnmower, blower, weed whacker, chain saw, snow blower)
o Physical ability to stand for extended periods, bend, crouch, push/pull, lift/move/carry objects (light to heavy weight material/appliances/equipment up to 100 lbs) throughout the workday, climbing ladders/stairs, walk on uneven surfaces, and walking on rooftops.
o Ability to work in extreme hot or cold conditions, damp, rain, etc.
o Requires manual dexterity sufficient to operate small-motorized equipment (i.e., repetitive hand/wrist, griping and elbow motion).
o Must have normal range of hearing, vision, color discrimination and depth perception for proper operation of machines and equipment.
o Must be able to complete tasks wearing appropriate safety equipment (i.e., goggles, masks, gloves, etc.).
o Must be able to read and write in English, ability to document work orders clearly and accurately, and at intermediate level to read diagrams, meters, instructions, etc.
o Must be able to apply common sense understanding to carry out instructions and plans.
o Attendance and punctuality are essential for success in this position.
o Possess a positive, professional attitude and appearance, understanding their work performance directly affects the bottom line. Must think and act like an entrepreneur, taking ownership mentality in all that is done in this position.
o Excellent time management, organizing schedules, tracking repairs, effectively complete all maintenance requests in a timely manner and in order by which received or by level of urgency and ability to handle multiple projects simultaneously.
o Ability to work a varied schedule that coincides with the work demand.
o Reliable transportation, valid driver’s license with a clean driving record.
2. Preferred
o Advanced skills/experience in plumbing, electrical, HVAC, welding, etc
o 3-5 years of maintenance experience
