Position Summary
HOPE of Evansville, Inc. is seeking a dependable, skilled, and self-motivated Property Maintenance Technician to help maintain HOPE’s affordable rental housing portfolio and organizational properties.
The Property Maintenance Technician is responsible for completing routine repairs, preventive maintenance, unit turnovers, property inspections, grounds maintenance, and other general maintenance activities. This position plays an important role in ensuring that HOPE properties remain safe, clean, functional, and welcoming for the residents and families we serve.
The ideal candidate is a hands-on problem solver who can work independently, prioritize multiple maintenance requests, communicate professionally with residents and staff, and recognize when a repair requires a licensed contractor or specialized vendor.
Essential Duties and Responsibilities
Property Maintenance & Repairs
- Perform routine maintenance and minor repairs at HOPE-owned and managed properties.
- Diagnose and address basic plumbing, electrical, carpentry, drywall, flooring, door, window, appliance, and general building maintenance issues.
- Repair and replace items such as faucets, toilets, locks, door hardware, light fixtures, switches, outlets, blinds, trim, and other common property components when appropriate.
- Patch and repair drywall and perform basic interior and exterior painting.
- Complete minor carpentry and general handyman work.
- Assist with basic appliance troubleshooting, installation, and replacement.
- Identify repairs that require a licensed professional and communicate those needs to management.
- Respond to maintenance work orders in a timely and professional manner.
Preventive Maintenance & Inspections
- Conduct routine property inspections to identify maintenance and safety concerns.
- Perform scheduled preventive maintenance to reduce emergency repairs and extend the useful life of property components.
- Inspect HVAC filters, smoke detectors, carbon monoxide detectors, plumbing fixtures, lighting, doors, locks, and other building systems.
- Identify water leaks, moisture issues, deterioration, pest concerns, and other potential property problems.
- Maintain accurate records of inspections, repairs, materials, and completed work orders.
- Immediately report significant health, safety, structural, or property concerns to management.
Unit Turnovers
- Prepare vacant rental units for new residents.
- Complete minor repairs, painting, cleaning, fixture replacement, and other turnover work.
- Inspect units for damage and needed repairs following move-out.
- Coordinate with management to ensure units are ready for inspection and occupancy.
- Assist with determining whether repairs should be completed internally or assigned to an outside contractor.
Grounds & Exterior Maintenance
- Help maintain clean and safe exterior areas at HOPE properties.
- Perform minor landscaping, trimming, debris removal, and seasonal property cleanup.
- Maintain sidewalks, entrances, parking areas, common spaces, and exterior building areas.
- Assist with snow and ice removal when necessary.
- Identify exterior maintenance issues such as damaged siding, gutters, fencing, lighting, sidewalks, or drainage concerns.
Contractor & Vendor Coordination
- Meet contractors and vendors at properties when requested.
- Provide access to units and work areas.
- Assist management with obtaining information regarding needed repairs.
- Monitor contractor work when appropriate and report concerns to management.
- Help verify that contracted work has been completed before invoices are approved.
Resident Service
- Treat all residents with professionalism, courtesy, and respect.
- Communicate clearly with residents regarding scheduled maintenance and access to their homes.
- Respect resident privacy and maintain confidentiality.
- Follow HOPE procedures regarding entry into occupied rental units.
- Report resident concerns or issues outside the scope of maintenance to the appropriate HOPE staff member.
- Help support HOPE’s mission of providing safe, quality, and affordable housing.
Qualifications
Required
- High school diploma or equivalent.
- General knowledge of residential property maintenance and repair.
- Ability to perform basic plumbing, carpentry, drywall, painting, appliance, and general handyman work.
- Ability to safely operate hand tools, power tools, ladders, and maintenance equipment.
- Ability to troubleshoot problems and determine appropriate repair solutions.
- Ability to work independently and manage multiple assignments.
- Strong organizational and time-management skills.
- Professional and respectful communication skills.
- Reliable attendance and ability to respond to maintenance needs in a timely manner.
- Valid driver's license and reliable transportation.
- Ability to travel between HOPE properties throughout Evansville.
- Ability to successfully complete any required background screening.
Preferred
- Previous experience in apartment, rental housing, residential construction, property management, or facilities maintenance.
- Experience completing rental unit turnovers.
- Basic knowledge of housing quality, building safety, or property inspection standards.
- Experience working with affordable housing, nonprofit housing organizations, or rental properties.
- General knowledge of HVAC systems and residential appliances.
- Relevant maintenance, construction, HVAC, plumbing, electrical, or other trade certifications are a plus.
Physical Requirements
This position requires regular physical activity associated with residential property maintenance, including:
- Standing and walking for extended periods.
- Bending, kneeling, climbing, reaching, and working in confined spaces.
- Climbing and working from ladders.
- Working indoors and outdoors in varying weather conditions.
- Safely lifting and carrying tools, equipment, supplies, and building materials.
- Ability to lift approximately 50 pounds independently and heavier items with assistance or appropriate equipment.
Work Schedule
This is primarily a daytime position. However, occasional evening, weekend, or emergency work may be required depending on property needs.
The employee will travel regularly between HOPE-owned and managed properties throughout Evansville.
