Position Summary
The Mortgage Loan Originator (MLO) is responsible for developing and managing borrower relationships, originating residential mortgage loans, assessing loan eligibility, and guiding clients through the mortgage process from application to closing. This role combines strong sales performance, customer service excellence, regulatory compliance, and relationship-building activities to help customers achieve their homeownership goals while contributing to organizational growth and production objectives.

Key Responsibilities
Business Development & Relationship Management
- Develop and maintain relationships with borrowers, Realtors, builders, financial advisors, and other referral partners.
- Proactively build, cultivate, and expand a professional network to generate new business opportunities and referral sources.
- Participate in networking, community outreach, and business development activities to increase loan production.
- Maintain and grow relationships with prospects, customers, Realtors, and strategic business partners.
- Meet or exceed monthly loan production and sales goals.
Client Consultation & Customer Service
- Serve as the primary point of contact throughout the mortgage lending process.
- Educate borrowers on available loan programs, interest rates, terms, and qualification requirements.
- Assess customer needs and recommend appropriate mortgage products and financing solutions.
- Deliver exceptional customer service through proactive communication and responsiveness.
- Help clients achieve their homeownership goals by providing guidance and support throughout the loan process.
Loan Origination & Pipeline Management
- Interview applicants and collect financial, employment, credit, and asset information.
- Analyze borrower financial information to assess loan eligibility.
- Complete accurate loan applications and collect all required supporting documentation.
- Manage an active pipeline of mortgage loans from application through closing.
- Coordinate with processors, underwriters, appraisers, title companies, and closing agents to facilitate timely loan approvals and closings.
- Monitor loan files to ensure documentation, conditions, and deadlines are satisfied.
- Maintain strong organizational practices to ensure efficient pipeline management and document collection.
Compliance & Quality Assurance
- Ensure compliance with all federal, state, and company lending regulations, including:
- RESPA
- TILA
- ECOA
- HMDA
- Fair Lending regulations
- Maintain all required state and federal licensing requirements.
- Complete annual continuing education requirements to maintain active mortgage licensing.
- Maintain current knowledge of mortgage industry regulations, policies, and compliance requirements.
- Ensure complete, accurate, and timely loan file documentation.
Qualifications
Education
- High school diploma or equivalent required.
- Bachelor's degree in Business, Finance, Accounting, Marketing, or related field preferred.
Experience
- 2+ years of mortgage lending, loan origination, banking, financial services, or related sales experience preferred.
- Proven track record of meeting sales and production goals.
- Experience working with residential mortgage loan products preferred.
Licenses & Certifications
- Active NMLS license required (or ability to obtain and maintain required licensing).
- Compliance with all state and federal licensing requirements.

- Strong understanding of mortgage lending products and underwriting guidelines.
- Knowledge of federal and state lending regulations.
- Excellent communication, presentation, and relationship-building skills.
- Strong sales and business development capabilities.
- Ability to analyze financial information and assess borrower qualifications.

- Proficiency with loan origination systems, CRM platforms, and Microsoft Office applications.
- Ability to manage multiple loan files and deadlines simultaneously.
Physical Requirements
- Ability to sit, stand, and work at a computer for extended periods.
- Occasional travel to meet clients, attend networking events, or participate in community outreach activities.
