About the Role
Results Property Management is looking for a dependable, detail-oriented Property Inspector to perform inspections of residential rental properties throughout our service area.
This is not a licensed home inspector position. Our Property Inspectors evaluate and document the condition of properties we manage, identify maintenance concerns and lease-related issues, take detailed photographs, complete inspection reports, and communicate their findings to our office team.
This is primarily a field-based position. A typical day may include approximately 4–7 property inspections at different locations throughout Eastern North Carolina.
The right person needs to be comfortable working independently, managing a daily schedule, interacting professionally with residents, using technology in the field, and recognizing property maintenance issues when they see them.
What You'll Do Day to Day
- Travel to managed rental properties throughout our Eastern North Carolina service area
- Perform various property inspections, which may include periodic inspections, move-in inspections, move-out inspections, pre-listing inspections, pre-move-out inspections, and other property condition assessments
- Complete approximately 4–7 inspections per day depending on location, inspection type, and scheduling
- Thoroughly evaluate the interior and exterior condition of residential properties
- Identify visible maintenance concerns involving plumbing, HVAC, electrical systems, appliances, roofing, water intrusion, structural components, and general property condition
- Recognize issues that may require additional evaluation or repair by maintenance staff or a qualified vendor
- Identify and document potential lease violations, safety concerns, damages, housekeeping issues, and other property concerns
- Take clear, detailed photographs and 360-degree images of properties
- Complete accurate inspection reports using company software
- Maintain organized and complete inspection documentation
- Communicate professionally with residents before, during, and after inspections as needed
- Communicate important or urgent findings to office and maintenance staff
- Manage your daily inspection route and schedule efficiently
- Complete reports, photographs, and documentation promptly following inspections
- Use company-provided technology, including a phone, tablet or laptop, inspection software, and 360-degree camera
- Maintain the cleanliness and organization of the company vehicle and inspection equipment
- Assist with other property-related field tasks as needed
What We're Looking For
- Previous property inspection, residential maintenance, construction, facilities, property management, or similar hands-on experience
- Working knowledge of common residential maintenance issues
- Ability to recognize problems involving plumbing, electrical, HVAC, roofing, appliances, water damage, and general property condition
- Strong attention to detail and observational skills
- Excellent time-management and organizational skills
- Ability to manage a daily schedule and work independently without constant supervision
- Dependable and punctual
- Comfortable routinely interacting with residents in their homes
- Professional communication and customer service skills
- Comfortable using mobile technology, apps, cameras, and computer-based systems
- Ability and willingness to learn company software and inspection procedures
- Ability to take clear photographs and accurately document observations
- Sound judgment and ability to recognize when a property issue requires immediate attention
- Valid driver's license and acceptable driving record
- Ability to pass a background check
Experience with ZInspector, Buildium, property management software, inspection software, or 360-degree cameras is a plus but not required.
Maintenance & Handyman Skills Are a Plus
This position does not primarily serve as a maintenance technician; however, basic handyman or repair skills are a plus.
Someone who is comfortable completing minor property-related tasks or small repairs may have opportunities to take on additional responsibilities as the company and position continue to develop.
Physical Requirements
Because this is an active, field-based position, applicants must be able to:
- Regularly walk through residential properties and exterior areas
- Climb stairs throughout the workday
- Safely climb and use a ladder when necessary
- Bend, kneel, reach, and access areas necessary to evaluate property conditions
- Work indoors and outdoors in varying weather conditions
- Carry and operate inspection equipment
- Enter occupied and vacant residential properties throughout the workday
- Drive between multiple properties throughout Eastern North Carolina

- You can be trusted to manage your day, complete your assignments, and communicate when something needs attention.
