We specialize in residential remodeling, high-end renovations, commercial construction, and commercial remodeling projects. Our projects can range from kitchens, bathrooms, whole-home renovations, additions, and exterior improvements to commercial build-outs, renovations, offices, and specialty construction projects. We are looking for an experienced Construction Project Manager who can take ownership of projects from the pre-construction and scheduling phase through completion and final client walkthrough. Position Summary The Project Manager is responsible for the day-to-day management of multiple residential and commercial construction projects. You will coordinate subcontractors, employees, vendors, material deliveries, inspections, schedules, clients, and project documentation while making sure each project meets OKC Renovations' standards for quality, professionalism, schedule, and customer service. We need someone who can manage a project—not simply monitor one. The right person will be proactive, organized, professional, knowledgeable about construction, and capable of identifying problems before they become expensive problems. Key Responsibilities - Manage multiple residential and commercial construction/remodeling projects simultaneously. - Develop and maintain project schedules. - Coordinate subcontractors, trades, employees, vendors, and suppliers. - Schedule work in the correct construction sequence to prevent unnecessary delays. - Visit active job sites regularly and verify progress. - Inspect workmanship and ensure work meets company quality standards. - Verify subcontractors are completing the full scope assigned to them. - Coordinate material selections, orders, deliveries, and job-site material needs. - Confirm materials are available before scheduling trades whenever possible. - Communicate project schedules and upcoming work with clients. - Maintain professional communication with homeowners, commercial clients, subcontractors, vendors, inspectors, and company management. - Conduct job-site meetings when necessary. - Review plans, scopes of work, proposals, specifications, and change orders. - Identify work that falls outside the original scope and report potential change orders before additional work is performed. - Track project progress against the budget and scope. - Help control unnecessary labor, material, and subcontractor expenses. - Document project conditions, progress, problems, and completed work with photographs and written notes. - Coordinate inspections and communicate with applicable inspectors and officials. - Maintain clean, safe, and professional job sites. - Make sure subcontractors protect the customer's property and clean their work areas. - Create and manage punch lists. - Follow up until punch-list items are fully completed. - Perform final quality-control inspections before presenting completed work to the client. - Assist with final client walkthroughs and project closeout. - Respond quickly when problems arise and develop practical solutions. - Keep company management informed regarding scheduling issues, client concerns, cost concerns, delays, and other significant project developments. What We Expect Our Project Managers are expected to take ownership of their projects. If something needs to be scheduled, schedule it. If material is missing, locate it. If a subcontractor is falling behind, address it. If workmanship is unacceptable, correct it before the client has to point it out. If there is a potential change order, identify it before the additional work is completed. If a client has a concern, communicate with them and work toward a solution. We value Project Managers who think ahead instead of constantly reacting to problems. Required Qualifications - Construction, remodeling, or project-management experience. - Strong understanding of residential and/or commercial construction. - Ability to understand construction sequencing and scheduling. - Ability to read and understand scopes of work, construction drawings, plans, and specifications. - Experience coordinating subcontractors and multiple trades. - Strong organizational and time-management skills. - Ability to manage several active projects at the same time. - Strong problem-solving and decision-making skills. - Professional written and verbal communication. - Comfortable communicating directly with clients. - Ability to hold subcontractors and employees accountable while maintaining professional working relationships. - Ability to identify workmanship and quality-control issues. - Basic understanding of construction materials and estimating. - Comfortable using smartphones, email, photographs, scheduling software, and project-management applications. - Valid driver's license and dependable transportation. - Ability to travel throughout the Oklahoma City metro and surrounding project areas. - Must be dependable, punctual, professional, and able to work independently.
