Position Overview
We are seeking a versatile, self-motivated, and safety-conscious Residential Property Maintenance Technician to handle day-to-day repairs, turnover make-readies, and exterior maintenance across our rental portfolio.
This role requires a multi-skilled maintenance professional who takes pride in clean craftsmanship, works comfortably on ladders, operates efficiently, and can independently execute structural, cosmetic, and preventative maintenance tasks across multiple properties.
Key Responsibilities & Duties1. Task Tracking, Photos & Job Preparation
- Work Order Communication: Take clear before-and-after photos of completed repairs, punch-list items, and inspection fixes, submitting brief updates to property management upon job completion.
- Material & Route Planning: Review daily work orders prior to heading into the field, maintain an organized inventory of standard repair parts in your vehicle, and plan job materials efficiently to minimize unnecessary store trips.
- Receipt Management: Log and submit itemized store receipts tagged directly to corresponding work orders.
2. Housing Inspections, Painting & Exterior Prep (Wayfinders / HUD HQS)
- Exterior Prep & Touch-Ups: Safely operate ladders to scrape, prime, and paint window sashes, trim, and fascia boards following strict ladder safety guidelines.
- Lead-Safe Practices: Utilize lead-safe containment and cleanup methods when repairing or painting pre-1978 structures.
- Siding Repair: Patch, replace, and secure damaged exterior vinyl or wood siding panels.
- Interior Finishes: Perform full interior apartment painting, trim prep, caulking, drywall patching, plaster repair, and wall texturing.
- Window Tuning: Scrape, lubricate, and adjust wooden window sashes so they open, close, and lock smoothly to pass strict housing authority inspections.
3. Turnovers, Carpentry & Flooring
- Floor Prep & Resurfacing: Sand, clean, patch, and apply protective topcoats or resurfacing agents to wood, VCT, or tile flooring.
- Carpentry & Hardware: Repair or re-hang interior/exterior doors, replace interior trim/molding, install cabinet hardware, and re-key or change door locks/deadbolts.
4. Weatherization, Insulation & Pipe Protection
- Pipe Wrapping & Insulation: Measure, cut, and install foam, rubber (EPDM), or fiberglass pipe insulation around steam lines, hot/cold water supply lines, and HVAC lines using specialized adhesives or tape.
- Thermal Insulation: Add, replace, or repair fiberglass batts, roll insulation, or rigid foam boards in basements, attics, crawlspaces, rim joists, and open wall cavities.
- Air Sealing & Draft Control: Apply expanding spray foam, caulk, door sweeps, window weatherstripping, and foam outlet gaskets to seal building envelope leaks.
- Freeze Prevention: Inspect exposed piping in unheated areas (attics, basements, exterior walls) and apply heat tape or insulation sleeves prior to winter months.
5. Light Demolition, Trash-Outs & Site Cleanup
- Prep & Light Demo: Perform light non-structural demolition (removing damaged drywall sections, tearing out rotted vanity bases, pulling up worn flooring).
- Trash-Outs: Clear out abandoned tenant furniture, debris, and garbage from vacant units, attics, or basements.
- Turnover & Site Cleaning: Deep-clean turnover units (scrubbing kitchens, bathrooms, appliances) and keep active work sites immaculate and hazard-free.
6. Compliant Plumbing Maintenance (State-Permitted Minor Repairs)
- Drain Clearing: Clear clogged sinks, tubs, and main lines using plungers, drain snakes, or augers.
- Toilet Maintenance: Rebuild toilet tanks (replacing flappers, fill valves, flush valves, handles) and replace worn wax rings or toilet seats.
- Fixtures: Replace worn faucet washers, aerators, showerheads, and clear/reset jammed garbage disposals.
7. Compliant Electrical & HVAC Maintenance (State-Permitted Upkeep)
- Safety Devices: Replace smoke detector and carbon monoxide detector units, batteries, and backing plates; perform routine safety testing.
- Basic Upkeep: Replace lightbulbs, ballast covers, and plastic outlet/switch faceplates; identify and reset tripped circuit breakers; perform occasional landscaping.
- HVAC & Appliance Prep: Change furnace air filters, clean A/C condenser coils, clear dryer exhaust vents, clean dishwasher traps, and replace stove drip pans/heating elements.
Qualifications & Requirements
- Experience: 3+ years of hands-on experience in residential property maintenance, remodeling, or general handyman work.
- Physical Capabilities: Ability to lift up to 50–75 lbs unassisted (and 100+ lbs with team assistance or equipment), climb stairs, bend, kneel, and perform manual labor throughout the workday.
- Tools & Transportation: Valid Driver’s License with a clean driving record, reliable personal work vehicle (pickup truck or utility van strongly preferred), and a complete set of basic hand and power tools.
- Certifications (Preferred): EPA Lead-Safe Renovator (RRP) certification is a major plus (or willingness to complete a 1-day company-paid certification course).
- Ladder Experience (Preferred): Comfortable working on step and extension ladders using proper safety equipment and techniques.
Pay: $25.00 per hour
