Job Overview

We are seeking a dynamic and experienced Maintenance Director to lead the maintenance operations at an assisted living facility. In this vital role, you will oversee all aspects of facilities management, ensuring that mechanical, electrical, plumbing, and HVAC systems operate smoothly and efficiently. Your leadership will support a safe, comfortable environment for residents and staff alike. This position offers an exciting opportunity to manage diverse maintenance projects, implement safety standards, and foster a proactive maintenance culture that enhances the quality of life within the community.

Responsibilities

Manage and supervise the facilities maintenance team, providing clear direction and fostering a culture of safety and excellence.
Oversee the maintenance, repair, and troubleshooting of mechanical systems including HVAC, plumbing, electrical systems (including high and low voltage), and industrial equipment.
Develop and implement preventive maintenance programs utilizing CMMS (Computerized Maintenance Management System) software to maximize equipment uptime.
Read and interpret schematics, technical manuals, and engineering drawings to diagnose issues accurately and execute repairs efficiently.
Ensure compliance with all safety regulations, including OSHA standards, electrical codes, and environmental policies.
Coordinate projects related to facilities upgrades or renovations, managing timelines, budgets, and resources effectively.
Conduct inspections of mechanical systems such as programmable logic controllers (PLCs), HVAC systems, electrical panels, and plumbing infrastructure to identify potential issues before they escalate.
Lead troubleshooting efforts using engineering principles and tools like ohmmeters for electrical testing or mechanical diagnostic devices to resolve complex problems swiftly.
Maintain detailed records of maintenance activities, repairs, inspections, and safety compliance using CMMS or other management tools.
Collaborate with vendors and contractors for specialized repairs or installations while ensuring quality standards are met.

Requirements

Proven management experience in facilities maintenance or industrial maintenance environments with supervisory responsibilities.
Strong mechanical knowledge across various systems including HVAC (heating, ventilation, air conditioning), plumbing, electrical (high voltage/low voltage), and manufacturing equipment.
Hands-on experience with HVAC system repair, electrical troubleshooting (using tools like ohmmeters), schematics interpretation, and mechanical systems repair.
Familiarity with programmable logic controllers (PLCs) and industrial control systems is highly desirable.
Knowledge of safety regulations related to electrical work, high voltage systems, plumbing codes, and general facilities management practices.
Proficiency in using CMMS software for work order management and record keeping.
Excellent leadership skills with the ability to manage facilities maintenance teams effectively while promoting safety awareness.
Strong communication skills in English for clear documentation and team coordination.
Project management experience for overseeing large-scale maintenance or renovation projects within a healthcare or assisted living setting is preferred.
Ability to read technical schematics and engineering drawings accurately to facilitate repairs or upgrades.
