Spark Equity Group is a fast growing real estate investment and operating company in Tulsa. We acquire and operate industrial, residential, and commercial property, and we run the whole thing in house across our Spark Homes, Spark Industrial, and related divisions.
We started with one house and one mobile home park. We are building toward a billion dollars in assets. We move fast, we build things ourselves, and we put AI at the center of how we operate.
The role
We are hiring an Operations Manager to own the projects that fall between the cracks.
In a company growing this fast, work constantly appears that nobody owns. A closing that needs to be chased. A process that needs to be built. A vendor that needs to be handled. A question that needs a real answer by Friday. Right now that work either lands on the Founder or it does not get done.
Your job is to take it, run it, and finish it. Some projects are big. Some are small. Most start as a half explained problem and end with you having figured it out.
You will see every corner of this business and you will be trusted with real ownership fast.
What you will own
- Special projects, big and small. take a half formed problem from the Founder and come back with it handled. Research it, scope it, run it, close it out.
- Closings and transactions. chase documents, track contract deadlines, and keep title companies, lenders, brokers, and attorneys moving so closings stay clean.
- Vendors and contractors. own vendor relationships, handle invoices, and keep money going out under control.
- Financial analysis. pull the data, build the spreadsheet, compare the options, and give the Founder what he needs to make the call.
- Process and systems. build and clean up how we operate. Set up monday.com boards, document workflows, and automate the repetitive work so the whole team moves faster.
- Cross team gaps. whatever falls between departments, you catch. Vendor problems, one off fire drills, the thing nobody else has time for.
- AI leverage. use AI every day. Draft documents, summarize long threads, organize research, and build small automations that save the team hours.
Who actually succeeds here
We have thought hard about who fails in this seat. Three types. The person who waits to be told what to do. The person who takes three days to do a thirty minute task. The person who starts things and never closes them. If any of those sound like you, this will not work.
Here is who does succeed.
- Resourceful. You would rather figure it out than wait to be told. You Google it, you call someone, you try something, you come back with an answer.
- Fast. You close loops. Nothing sits in your inbox for three days. Urgency is a personality trait for you, not a policy.
- You finish. Nothing slips. You track your own commitments and nobody has to chase you.
- AI fluent, or hungry to be. You already use ChatGPT or Claude, or you are actively teaching yourself. You are excited to use these tools to do more, faster.
- A strong communicator. You can push a vendor or chase a signature without being annoying about it, and you write a clear email the first time.
- Ambitious. You want more responsibility, not less. You want to grow into running something.
- Trustworthy. You will see confidential financial and deal information. You will handle it accordingly.
We do not care about your degree, your GPA, or whether your resume is pretty. We care about horsepower, hustle, and how you think. Prove that and the job is yours.

The honest details
This is roughly a 45 to 55 hour week. When a deal is hot, closings and fire drills do not respect 5pm. You need a reliable car and a clean driving record, because you will run to closings, properties, and job sites. This is an in office role in Tulsa. We would rather tell you all of that now than surprise you later.
Compensation and AI
Pay is based on two things: experience and AI capabilities. We mean that literally. The very first question we will ask is how you have used AI in your current or previous roles, or outside of work. Candidates who can show they use AI to work meaningfully faster and smarter will be positioned at the higher end of the range. We would rather pay more for someone who multiplies their own output than hire for hours alone.
