We are seeking an organized, customer-focused Assistant Property Manager to join our team at Vendra Gardens, a beautiful affordable housing community in Moorpark, CA.

Position Summary

The Assistant Property Manager works closely with the Property Manager to ensure the successful daily operation of the community. This position is responsible for resident relations, leasing support, rent collections, affordable housing compliance, administrative duties, and maintaining exceptional customer service while helping preserve the integrity of the property.

Experience with LIHTC (Low-Income Housing Tax Credit) compliance is highly preferred.

Essential Duties & Responsibilities

Assist the Property Manager with the daily operations of the community.
Greet prospective and current residents in a professional, friendly manner.
Process rental applications and assist with leasing activities.
Coordinate resident move-ins and move-outs.
Collect rents and other resident charges.
Prepare bank deposits and maintain accurate financial records.
Maintain resident files in compliance with LIHTC, company policies, and applicable regulations.
Assist with annual and interim resident recertifications.
Monitor lease expirations and renewal activity.
Enter work orders and coordinate maintenance requests with maintenance staff.
Respond promptly to resident questions, concerns, and service requests.
Assist in maintaining occupancy goals.
Prepare reports and maintain property records using property management software.
Ensure office operations remain organized and compliant.
Support inspections by regulatory agencies and ownership.
Assist with community events and resident engagement initiatives.
Perform other duties as assigned.

Minimum Qualifications

High school diploma or GED required.
Two (2) years of property management, leasing, or administrative experience preferred.
LIHTC experience is required.
Knowledge of Fair Housing laws.
Excellent customer service and communication skills.
Strong organizational and time management abilities.
Ability to prioritize multiple tasks in a fast-paced environment.
Professional phone etiquette and interpersonal skills.
Strong attention to detail and accuracy.
Ability to work independently and as part of a team.

Candidates should be proficient in:

Microsoft Outlook
Microsoft Word
Microsoft Excel
Property management software (Yardi experience preferred)
General computer and office equipment

Required Knowledge

LIHTC regulations
HUD and affordable housing programs
Fair Housing laws
California landlord-tenant laws
Resident recertification processes
Rent collection procedures
File auditing and compliance documentation

Physical Requirements

Ability to sit, stand, and walk throughout the workday.
Ability to occasionally lift up to 25 pounds.
Ability to tour the property, including stairs and outdoor areas.
Ability to operate standard office equipment
