Full Job Description

Position Summary:

The Facilities Director is responsible for providing strategic leadership and oversight of all Knik Tribe facilities, including facility operations, maintenance, capital improvement, safety, compliance, and asset management. This position develops and implements long-term facilities strategies, oversees maintenance operations and personnel, manages facility related matters and collaborates with executive leadership, department directors, contractors, vendors, and stakeholders to ensure facilities are safe, efficient, compliant, and properly maintained.

Primary Duties and Responsibilities (including but not limited to):

Provide strategic oversight of facility operations, maintenance programs, and building systems to ensure KT facilities are safe, functional, and aligned with organizational needs.
Responsible for overseeing and directing the daily activities and responsibilities of the maintenance and custodial personnel to ensure that facility systems and equipment are maintained, serviced, and kept operational.
Train and mentor assigned staff to handle routine maintenance and facilities operations.
Evaluate and ensure work duties are correctly assigned to skilled personnel, and hire replacements as needed.
Create and update capital improvement plans, including a plan to address regular and deferred maintenance needs for all Tribal facilities. Improvements that increase safety, efficiency, suitability, or reduce long-term maintenance costs.
Work with contractors/vendors to complete maintenance projects for tribal office, including RFP, bid package review, etc.,
Develop, implement, and maintain a comprehensive preventative maintenance program for all buildings, equipment, and building systems.
Conduct routine inspections of facilities to identify maintenance needs, safety hazards, and potential operational concerns.
Coordinate and oversee repairs performed by maintenance staff, contractors, and vendors to ensure quality, timeliness, and cost-effectiveness.
Respond to facility emergencies and coordinate corrective actions to minimize disruption to operations.
Maintain work order systems and ensure maintenance request are completed in a timely manner.
Oversee the functioning of all building systems, including mechanical, electrical, fire/life/safety, plumbing, and waste management, and all building maintenance functions relating to plumbing, electrical, HVAC, custodial and cosmetic items such as painting, floor coverings, grounds maintenance, snow removal, etc.
Coordinate and maintain records for required inspections, testing, certifications, and preventative maintenance for facility systems and equipment.
Establish inventory management practices and oversee procurement strategies for maintenance suppliers, equipment, and facility resources.
Obtain quotes and coordinate procurement of maintenance services, equipment, and supplies in accordance with organizational procurement policies.
Maintain accurate records of maintenance activities, inspections, warranties, service contracts, and facility documentation.
Collaborate with department leadership to identify facility needs and develop maintenance priorities.
Develop, manage, and monitor the facilities department budget, including forecasting operational needs, capital requirements, contracts, and long-term facility investments.
Work closely with the Project Manager to coordinate facility access and minimize operational disruptions during construction and renovation projects.
Ensure organizational vehicles, equipment, and facilities are maintained in a safe, reliable, and operational condition, including coordinating seasonal preparation and required equipment needs.
Oversee seasonal grounds maintenance, including coordinating snow removal and plowing of Knik Tribe properties during winter months to ensure safe access, parking areas, walkways, and facility operations.

Perform other duties as assigned.

Minimum Requirements:

Education and Experience

· Bachelor's degree in Facilities Management, Construction Management, Facilities Management, or a related field preferred. OR an equivalent combination of education and relevant experience may be considered.

· Minimum of seven (7) years progressively responsible experience in facilities management, building maintenance, property management, or a related field.

· Minimum of three (3) years of supervisory or management experience, preferably overseeing facilities, maintenance, or operational teams.

· Experience developing and managing departmental budgets, contracts, and vendor relationships.

· Extensive knowledge in the area of construction and building industry to include building codes.

· OSHA 30-Hour General Industry or Construction certification preferred.

· Commercial Driver’s License (CDL) preferred.

Knowledge, Skills, and Abilities

· Thorough knowledge of commercial building maintenance and building systems, including HVAC, plumbing, electrical, fire protection, and general building operations.

· Knowledge of OSHA standards, workplace safety practices, and applicable building codes.

· Strategic planning and organizational leadership skills.

· Experience leading cross-functional teams and managing organizational priorities.

· Ability to prioritize multiple maintenance requests and respond effectively to emergencies.

· Strong problem-solving and decision-making abilities.

· Ability to communicate effectively with staff, leadership, contractors, vendors, and regulatory agencies.

· Experience managing maintenance budgets, contracts, and vendor relationships.

· Proficiency with Microsoft Office and computerized maintenance management or work order systems.

· Ability to read and interpret blueprints manuals, and equipment specifications.

Work Environment and Physical Requirements

· Frequent travel between Knik Tribe facilities.

· Combination of office, warehouse, and fieldwork

· Ability to lift up to 50 pound.

· Ability to conduct facility inspections, including navigating active maintenance, construction, and operational environments.

· Ability to operate maintenance equipment and organizational vehicles.

· Ability to respond to facility emergencies outside of normal business hours when necessary.

General Information:

Location: 1744 N Prospect Drive, Palmer, AK 99645

Supervisor: Chief Executive Officer

Schedule: Monday – Friday; 8:00 AM – 5:30 PM

Salary: TBD per hour DOE/E. Plus full benefits: Federal Employee Health Benefits (FEHB) medical, dental, vision, life insurance, paid leave and holidays, and retirement plan with matching contributions.
