Maintenance Technician – Residential Properties
Location: Field-Based (within ~20-mile radius of your home)

PGM Real Estate/Absolute Repairs is seeking a versatile, efficient, and tech-savvy Maintenance Technician to join our growing field team. We service over 1,600 residential units, and this position plays a critical role in delivering high-quality maintenance to tenant-occupied and vacant units within a manageable travel radius.
This is a field-based role — you’ll respond to scheduled work orders in properties located within approximately 20 miles of your home, supported by a centralized dispatch and management system.
Key Responsibilities
- Perform routine and reactive maintenance based on scheduled work orders
- Diagnose issues and provide real-time solutions across various trades
- Complete turnover tasks between tenants, including trash outs and light painting
- Update work orders via mobile app and communicate job status with the team
- Work independently while managing multiple daily assignments
- Deliver safe, quality workmanship in tenant-occupied homes
Core Maintenance Skill Areas
Candidates must be comfortable performing tasks across the following areas:
- Plumbing: Basic plumbing including Faucet repairs/replacements, identifying source of leaks, toilet repairs and replacement, repairing/changing of hot water heaters, garbage disposals, running short pex runs, drain line repair/replacement, changing out diverters, shower heads, plumbing fixtures, shut offs, etc.
- Electrical: Changing Outlets including GFCI, switches, fixtures, fans, hardwired smoke/CO alarms, everything up to the panel.
- HVAC: Basic diagnosis, Thermostat replacement, filter changes, light diagnostics. We have an HVAC specialist.
- Carpentry: Doors, trim, shelving, subfloor repair, fencing, cabinets, counter tops, retrofitting, shaving doors, installing locks, deadbolts, and new doors.
- Appliance Work: Installing and basic troubleshooting of all kitchen appliances
- Painting & Patching: Light painting, touch-ups, and drywall repair. No more than 1 room per job. We have a painting crew.
- Exterior: Lock changes, mailbox installs, minor masonry, soffit, fascia, replacing window sills, any other exterior repairs, equipment, knowledge a bonus.
- Turnover & Unit Prep:
- Trash outs and debris removal
- General cleaning and prep
- Moving personal items
- Minor cosmetic repairs
- No job too small or too messy
Technology & Problem Solving Expectations
- Must be computer-savvy and proficient with smartphones and work order apps
- Strong critical thinking and diagnostic skills
- Must be able to navigate old or retrofitted properties and craft creative, code-compliant solutions
- Expected to plan ahead, organize daily tasks, and prioritize efficiently, keep a calendar
- Able to work independently and identify the most practical solutions for non-standard problems
Qualifications
- Minimum 5 years of residential maintenance or handyman experience
- Valid driver's license and reliable transportation
- Basic personal tools (company supplements as needed)
- Strong communication skills and ability to work with dispatch, tenants, and vendors
- Ability to pass background check (no criminal record)
- Availability for rotating on-call evenings and weekends for emergency calls

Service Area
Technicians are assigned routes, usually within a 20-mile radius of their home; however we service 7 counties and there's times you need to travel further. You’ll be servicing properties in a professionally managed, well-supported environment.
