Full Job Description

Pay: $23.00 - $30.00 per hour

About Us:

We represent secured creditors, banks, lenders, investors, and foreclosure trustees, in both transactional, litigation and bankruptcy matters. We are a growing firm and are looking for someone who is career oriented and ready to grow with our firm.

Position Summary:

The Title Desk Specialist is responsible for supporting the non-judicial foreclosure process through the review and analysis of title reports (TSGs), identification of title issues, and coordination with internal teams to ensure accurate and timely processing of foreclosure files. Update client systems and e-mail clients with title summaries.

Key Responsibilities:

Review Title Search Guarantee (TSG) reports to confirm legal descriptions, vesting, lien positions, and other relevant details
Identify and escalate curative title issues such as breaks in chain of title, missing assignments, unreleased liens, or junior liens requiring notice
Confirm that all necessary parties are properly reflected in title for mailing and noticing requirements
Monitor and track title expiration dates, supplements, and updates
Prepare and send statutory required mailings
Coordinate with title companies and internal departments to resolve title exceptions
Work in client systems to update status, upload documents, and clear title-related tasks
Ensure title timelines align with foreclosure milestones and statutory deadlines
Maintain detailed and organized records of all title reviews and communications
Escalate urgent title matters

Qualifications:

2+ years of experience in title, foreclosure, mortgage servicing, or a related field
Working knowledge of non-judicial foreclosure process and title terminology
Strong attention to detail and ability to analyze complex title reports
Familiarity with client servicing platforms (e.g., LPS/Black Knight, Tempo, VendorScape) preferred
Excellent written and verbal communication skills
Ability to manage competing priorities in a fast-paced environment
