Location: Bay City, Michigan
Job Type: Full-Time
Salary: $50,000–$55,000 per year
Schedule: Monday-Friday 8:00am-4:30pm with occasional after-hours needs. Minimum 40-45 hours per week.

MDL Property Management is one of the fastest-growing property management companies in the Tri-Cities area, managing over 800 residential units consisting of both single-family and multi-family properties. In addition to managing our own investment portfolio, we provide third-party property management services for a large and continually expanding group of property owners.
We are seeking a motivated, organized, and customer-focused Property Manager to join our team. The ideal candidate is experienced in residential property management, thrives in a fast-paced environment, and enjoys building relationships with owners, residents, vendors, and community partners.
Position Summary
As a Property Manager, you will oversee the daily operations of a portfolio of residential properties while ensuring excellent customer service, strong financial performance, and compliance with company policies and housing regulations. You will work closely with owners, maintenance staff, leasing personnel, and vendors to maximize occupancy, minimize delinquency, and maintain our properties to a high standard.
Responsibilities
- Manage the day-to-day operations of an assigned portfolio of residential properties.
- Build and maintain positive relationships with property owners and residents.
- Oversee maintenance staff, coordinate maintenance requests and communicate with vendors to ensure timely completion of repairs.
- Conduct move-in, move-out, annual, and routine property inspections.
- Monitor property conditions and recommend preventative maintenance and capital improvements.
- Oversee rent collections and delinquency management, including payment plans, notices, court and collections procedures.
- Prepare lease renewals and negotiate renewal terms when appropriate.
- Oversee leasing staff, coordinate leasing activities, including marketing availability, approving applicants, and ensuring units are rent-ready.
- Maintain accurate tenant files, owner records, and property documentation.
- Respond professionally to resident concerns and resolve conflicts efficiently.
- Ensure compliance with Fair Housing laws, local ordinances, and company policies.
- Work with Housing Choice Voucher (Section 8), MSHDA, and other housing assistance programs as applicable.
- Coordinate and attend housing inspections and ensure timely completion of required repairs.
- Prepare owner communications and provide exceptional customer service.
- Collaborate with the maintenance, construction, and leasing teams to maximize occupancy and resident satisfaction.
- Monitor local rental market trends, competitor pricing, occupancy rates, and leasing activity to ensure our properties remain competitive.
- Analyze property performance, leasing traffic, and marketing effectiveness, and proactively recommend pricing adjustments, marketing strategies, and operational improvements to maximize occupancy and revenue.
- Review, code, and process vendor invoices accurately and in a timely manner.
- Oversee property-related accounts payable, ensuring invoices are properly documented and submitted for payment.
- Obtain, review, and compare repair and maintenance estimates to ensure competitive pricing and quality workmanship.
- Coordinate with vendors and contractors regarding bids, scopes of work, scheduling, and project completion.
- Review completed work against estimates and approve invoices for payment upon satisfactory completion and compliance with company standards.
- Monitor property budgets by evaluating repair costs and recommending cost-effective solutions while maintaining property quality.
- Prepare owner chargebacks, maintenance bill-backs, and other property-related financial documentation as needed.
- Assist with budgeting, expense tracking, and financial reporting for assigned properties.
- Ensure all financial records, invoices, contracts, and supporting documentation are maintained accurately within AppFolio.
- Perform additional property management duties as assigned.
Qualifications
- Minimum of 2 years of residential property management experience preferred.
- Strong knowledge of residential leasing, collections, inspections, maintenance coordination, and tenant relations.
- Experience working with Housing Choice Voucher (Section 8) and other housing assistance programs preferred.
- Working knowledge of Fair Housing laws and property management best practices.
- Strong organizational and time management skills.
- Ability to prioritize multiple tasks in a fast-paced environment.

Technical Skills
Experience with the following is preferred:
- AppFolio Property Management Software
- Google Workspace (Docs, Sheets, Drive, Gmail, Calendar)
- Microsoft Office (Word, Excel, Outlook)
- Electronic document management
- Basic office technology and computer proficiency
Requirements
- Valid driver's license with reliable transportation.
- Ability and willingness to travel throughout the Tri-Cities area for inspections, owner meetings, property visits, and other business needs.
- Ability to occasionally work outside normal business hours when workload deems necessary or emergencies arise.
- Ability to walk properties, climb stairs, and conduct detailed inspections.
