Full Job Description

Job Summary

STG Group is seeking an experienced Project Manager to oversee tenant improvements, capital projects, and major building maintenance initiatives across a 5+ million square foot commercial real estate portfolio. This role reports directly to the President/CEO and serves as the owner’s primary representative for construction execution, cost control, quality assurance, and contractor accountability across multiple Western U.S. markets. This is a hands on position requiring frequent site presence, active vendor management, and disciplined project oversight.

Purpose of the Role

As an owner operator with approximately $9 million in annual tenant improvement and capital expenditures, STG Group requires a dedicated construction leader to implement competitive bidding, value engineering, and consistent project controls. This position replaces a decentralized contractor driven approach and establishes a standardized, accountable construction management function across the portfolio.

Key Responsibilities

Manage multiple concurrent tenant improvement and capital projects from inception through completion, including scope development, budgeting, bidding, contracting, scheduling, execution, and closeout
Develop clear and comprehensive scopes of work and project budgets aligned with asset and leasing requirements
Coordinate competitive bidding processes, analyze proposals, and support contractor selection and contract negotiation
Implement value engineering concepts to optimize project costs while maintaining quality and performance standards
Track project budgets, monitor costs, and manage change orders to ensure financial control and accountability
Review and approve project invoices and contractor pay applications for accuracy and alignment with approved scope and budget
Conduct regular site visits to monitor construction progress, ensure quality workmanship, and identify and address issues proactively
Coordinate closely with property management and leasing teams to align construction schedules with tenant commitments and operational needs
Manage relationships with general contractors, subcontractors, and vendors, ensuring adherence to schedule, budget, and quality expectations
Maintain organized project documentation, including contracts, drawings, budgets, schedules, and correspondence
Provide regular project updates and reporting on schedule, budget status, risks, and key milestones
Support capital planning efforts, including prioritization of building upgrades such as HVAC, roofing, and life-safety systems
Assist with acquisition and disposition due diligence by preparing cost estimates, tenant improvement budgets, and deferred maintenance assessments
Contribute to the development and maintenance of a competitive and reliable vendor network across portfolio markets

Portfolio Scope

31 assets across California, Illinois, Colorado, Washington, Alaska, and Hawaii
Office, retail, industrial, and flex properties
Projects ranging from unit turns to major renovations and system replacements
Annual TI, capital, HVAC, landscaping, and R&M spend exceeding $9 million

Qualifications

Minimum of 5 years of project management experience within commercial real estate, including office, industrial, and retail assets.
Strong preference for owner side experience managing multi asset portfolios.
Demonstrated success in reducing construction costs through competitive bidding, value engineering, and vendor oversight.
Proficient in reading and interpreting construction drawings, specifications, and contracts.
Solid experience with project budgeting, cost tracking, and change order management.
Working knowledge of building codes, ADA requirements, Title 24, and multi jurisdictional permitting processes (California experience required).
Willingness to travel regularly to portfolio properties.
Strong written and verbal communication skills with the ability to provide clear, executive level reporting.
Comfortable working in the field; this is not a desk only role.

Compensation & Benefits

Base salary range: $110,000 – $125,000, depending on experience

Based in Northern California; Petaluma office preferred
Travel required to portfolio markets

What Success Looks Like

Consistent competitive bidding in place across the portfolio within 90 days.
Portfolio wide construction costs reduced by 15–20% year over year while maintaining or improving quality and delivery timelines.
Tenant improvements delivered on schedule, supporting on time rent commencement.
Clear, timely monthly reporting, requiring minimal follow up.
Fully rebuilt, competitive vendor roster established within six months.
Elimination of no bid or single source contractor relationships.
