Janitorial Field Supervisor

Position Summary
ServiceMaster by Ayotte is seeking a confident, organized, and people-focused Janitorial Field Supervisor to oversee the daily cleaning operations of assigned commercial accounts. This role is responsible for employee training and coaching, quality assurance, scheduling and staffing coverage, inventory management, and day-to-day operational support across multiple buildings. The Field Supervisor ensures each account is maintained as a clean, healthy, and safe environment that meets ServiceMaster by Ayotte standards while keeping labor hours within budget. The ideal candidate is technologically proficient, customer-focused, and comfortable working independently across a route of accounts.
Key Responsibilities
Operations & Account Coverage
Provide daily operational coverage and support across a route of assigned cleaning accounts.
Teach and demonstrate to employees how to open a building, clock into a building, clean it, close it, and set alarms properly.
Respond promptly to urgent operational issues, including callouts, customer concerns, and service disruptions.
Fill in on cleaning duties as necessary, including green cleaning and capture-and-removal processes, performing them skillfully.
Oversee any disaster restoration (DR) loss occurring at a janitorial account.
Quality Assurance & Inspections
Complete scheduled inspections of buildings and know the cleaning specifications for each account.
Utilize the inspection system and forms to proactively identify areas for improvement and follow up on all concerns and complaints in a timely way.
Complete inspection write-ups documenting issues and resolutions and attach them in the 365-job system.
Conduct employee inspections when required.
Training & Team Leadership
Train new employees and retrain existing employees who need it, using the 5-step method of training.
Use the SOJT checklist when training all new employees and have the employee initial each item.
Coach and reinforce accountability, ensuring employees follow established ServiceMaster by Ayotte procedures rather than taking shortcuts.
Show respect for employees and look for ways to make their jobs easier without doing the work for them.
Actively listen to employees when they come to you with problems.
Document behavior problems, have the employee sign the documentation, and submit to your manager for files and records when necessary.
Scheduling, Budget & Administration
Coordinate and manage employee scheduling, coverage, and staffing adjustments.
Understand and apply company policies, wage and pay agreements, building clock-in procedures, and vacation and absentee policies.
Know the hourly budget for each building and work with staff to ensure hourly budgets are adhered to and overtime is controlled.
Support administrative tasks, including time entry, schedules, documentation, and reporting.
Supplies, Equipment & Add-On Sales
Keep inventory and supplies stocked in each building.
Ensure all equipment is in good working order or is replaced if necessary, performing light repair and maintenance as needed.
Actively seek out add-on sales opportunities, including carpet, hard-surface floor care, and deep cleaning.
Accomplish organizational goals by accepting ownership for new and different requests and look for ways to add value and serve customers well.
Results Expected
Turnover of new employees reduced to 5% per month.
Absenteeism reduced to 1%.
All buildings kept within +/- 3% of the stated cleaning budget.
Building inspections above 80% considered satisfactory.
Action taken within 2 days to correct any unsafe condition or procedure.
Customer complaints reduced to 1 per quarter, with repeat complaints no more than 1 per year.
Overtime costs kept within budget limitations.
Required Qualifications
Strong computer and technology proficiency (scheduling systems, employee platforms, communication tools, and reporting software).
Availability and flexibility to meet operational needs, including occasional after-hours or early-morning coverage.
Confident and professional demeanor, comfortable working independently and entering customer facilities.
Team-oriented leadership approach with a willingness to train and support employees the ServiceMaster by Ayotte way.
Ability to prioritize tasks, problem-solve, and remain calm in fast-paced or unexpected situations.
Valid driver's license and reliable transportation to travel between accounts.
Ability to communicate effectively in English; bilingual (English/Spanish) strongly preferred.
Preferred Skills & Attributes
Experience in commercial cleaning, janitorial, or service-based operations.
Prior supervisory or team-lead experience.
Working knowledge of floor-care procedures, such as stripping, waxing, buffing, and carpet cleaning, and the ability to operate floor equipment.
Strong organizational and time-management skills.
Customer-service mindset with attention to detail and quality.
Competencies in performance management, giving feedback, coaching, staffing, and fostering teamwork.
Physical Demands & Work Environment
This position requires regular movement between accounts and interaction with employees and customers. The Field Supervisor must be able to perform, demonstrate, and fill in on cleaning duties as needed. Work involves frequent standing, walking, pushing, bending, kneeling, twisting, and reaching, and the ability to lift and/or carry up to 25 pounds. The role includes occasional after-hours or early-morning availability based on operational needs.
