Stationary Engineer

Position Overview
We are seeking an experienced Stationary Engineer to operate, maintain, troubleshoot, and repair critical building systems within commercial or government facilities. Reporting to the Chief Engineer, the Stationary Engineer is responsible for ensuring the safe, reliable, and efficient operation of HVAC, mechanical, electrical, plumbing, fire/life safety, and automated building systems while delivering exceptional customer service to building occupants.
This position plays a key role in preventive maintenance, emergency response, energy conservation, and overall facility operations.
Minimum Qualifications
Candidates must possess:
- Current EPA Universal Chlorofluorocarbons (CFC) Certification
AND meet one of the following requirements:
Option 1
- Completion of a recognized Stationary Engineer Apprenticeship Program
OR
Option 2
- Minimum of four (4) years of experience operating, maintaining, and repairing boilers, HVAC, refrigeration, ventilation, and power systems within large commercial, industrial, institutional, or government facilities, including experience maintaining automated building control systems.
AND
- Completion of 700 hours of formal technical instruction related to Stationary Engineering through an accredited program such as:
- Job Corps
- Skill Centers
- Regional Occupational Programs (ROP)
- Trade Schools
- Military Training
- Joint Training Partnership Act (JTPA)
Two (2) additional years of qualifying experience may be substituted for the required technical instruction.
Primary Responsibilities
Under the direction of the Chief Engineer, the Stationary Engineer will operate, inspect, maintain, troubleshoot, and repair the following building systems:
- Heating, Ventilation & Air Conditioning (HVAC)
- Chillers and Cooling Towers
- Boilers and Steam Systems
- Fire & Life Safety Systems (FLS)
- Energy Management Systems (EMS)
- Access Control Systems (ACS)
- Electrical, Lighting & Power Systems
- Mechanical Systems
- Plumbing Systems
- Water Distribution and Water Treatment Systems
- Building Automation Systems (BAS)
Additional responsibilities include:
Building Systems Maintenance
- Operate and maintain HVAC equipment including supply and return fans, fan coil units, heat exchangers, pumps, compressors, filters, dampers, valves, thermostats, and associated controls.
- Operate and maintain chilled water systems, cooling towers, pumps, valves, and associated equipment.
- Maintain air compressors, auxiliary equipment, valves, and controls.
- Monitor and maintain closed-loop and open-loop water treatment systems.
- Calibrate and maintain automated building control systems, including software adjustments and scheduling.
- Troubleshoot mechanical, electrical, plumbing, and control system issues.
Preventive Maintenance & Repairs
- Complete scheduled preventive maintenance in accordance with maintenance schedules and work orders.
- Respond to work requests and service calls submitted through Maximo.
- Perform repairs including:
- Electrical outlets
- Lighting systems
- Mechanical and electrical doors
- Plumbing fixtures
- Flush valves
- Toilets
- Office comfort adjustments
- Evaluate equipment performance and recommend corrective actions.
Monitoring & Documentation
- Perform routine building watch tours and inspect equipment throughout assigned facilities.
- Record inspection findings and maintenance activities.
- Maintain detailed records within Maximo and Microsoft Office.
- Track equipment warranties and update asset information.
- Read and interpret blueprints, specifications, and technical drawings.
- Assist in identifying opportunities for energy conservation and system optimization.
Emergency Response
- Respond to fire alarms, emergency maintenance requests, and building incidents.
- Act as a first responder during emergency situations while following established safety procedures.
- Report unsafe conditions and unusual equipment operation to the Chief Engineer immediately.
Customer Service
- Maintain professional relationships with tenants, contractors, and facility personnel.
- Participate in maintenance planning meetings, shutdown coordination, and ongoing safety training.
- Communicate effectively using radios and other communication devices.

Work Environment & Physical Requirements
This position supports commercial office buildings ranging from single-story facilities to high-rise buildings.
Candidates must be able to:
- Stand and walk for extended periods.
- Climb stairs and ladders.
- Bend, stoop, kneel, crouch, and work in confined mechanical spaces.
- Reach overhead and work from ladders or lifts.
- Lift, push, and pull up to 50 pounds.
- Work around machinery, loud equipment, dust, fumes, and varying environmental conditions.
- Work indoors and outdoors, including during inclement weather.
- Wear required personal protective equipment (PPE).
- Respond to emergency situations, including fire alarms, earthquakes, and other building emergencies.
- Work overtime when operational needs require.
Additional Requirements
- Experience using Maximo Computerized Maintenance Management System (CMMS) and Microsoft Office is preferred.
- Strong understanding of energy conservation and efficient building operations.
- Excellent customer service and communication skills are required.
- Must maintain accountability for assigned tools, equipment, keys, and mobile devices.
- Must actively participate in safety meetings, maintenance planning, system evaluations, and ongoing technical training.
- Commitment to maintaining continuous, safe, and efficient operation of all assigned building systems while complying with applicable codes, safety regulations, and industry standards.
Pay: $55.00 - $58.00 per hour
