Estimator / Project Manager
Overview
We’re looking for a detail-oriented Estimator / Project Manager to prepare accurate estimates for Division 10 Specialties work on Commercial Construction Projects. This role is responsible for both estimating and project management of the work you bid, making it ideal for someone who enjoys taking ownership of a project from inception through job completion.
Our ideal candidate has experience in or knowledge of the commercial construction industry, the ability to read and decipher construction prints and specifications, and strong analytical and problem-solving skills. Organization, attention to detail, and time management are critical to success in this position, as you will be responsible for managing multiple bids and projects while meeting deadlines and maintaining accurate information.
Key Responsibilities
Estimation
- Review incoming bid requests and determine which projects to pursue based on workload, timing, and project requirements
- Read and interpret construction documents to perform detailed material and quantity takeoffs for Division 10 Specialty scopes
- Access supplier websites and contacts to obtain current material and product pricing
- Calculate labor and material costs and apply appropriate markups
- Identify potential scope issues, exclusions, material requirements, and other factors that may affect project cost
- Prepare accurate and professional proposals for general contractors and other customers following a provided McClain Associates quote template.
- Review estimates and pricing for any quotes over 30 days old to ensure projects remain accurate and profitable prior to contract execution
- Manage multiple estimates and bid deadlines while maintaining accuracy and attention to detail
Project Management
- Take ownership of awarded projects that you have estimated, from contract award through completion
- Provide required financial information about the project to the office manager using our Job Accounting Sheet
- Prepare and coordinate submittals and shop drawings for architects, general contractors, and other project representatives
- Order project materials in a timely manner based on project requirements and projected timelines
- Monitor material availability and lead times and communicate potential delays or issues to the general contractor
- Work closely with customer project managers to maintain project timelines and address questions, issues, and changing project requirements
- Price and prepare change orders and coordinate their execution
- Communicate project updates, material requirements, schedule concerns, and other issues as they arise
- Coordinate with our internal scheduling and field personnel to ensure projects are ready for installation
- Provide required project and billing information to the office manager based on project progress
- Prepare and coordinate project closeout documentation
- Maintain organized project records and correspondence throughout the life of each project
- Review project details and pricing as necessary to ensure the work remains on track and profitable

Skills Our Ideal Candidate Will Possess
- Estimating and/or project management experience, preferably within the commercial construction industry
- Experience with or knowledge of Division 10 Specialties
- Ability to read, understand, and decipher commercial construction prints and specifications
- Experience with construction takeoffs, material pricing, and project estimating
- Understanding of construction materials, methods, and project timelines
- Candidates with both field and office construction experience are encouraged to apply

Working with Us
- This is a full-time in office position with the occasional but rare site visit
- We’re a small office with a laid-back environment and minimal hierarchy
- Candidate must be willing to jump in and assist with tasks outside of their primary responsibilities when necessary, including but not limited to assisting with receiving and unloading materials, checking inventory, etc.
- Work closely with the other members of our small team to keep projects and day-to-day operations moving forward

Compensation
- Starting salary of $55,000–$65,000 per year, performance based raises available as proficiency in position is demonstrated
