Full Job Description

Operations Analyst

Position Summary

The Operations Analyst will support operational and financial performance across a multifamily portfolio through financial analysis, budgeting, reporting, operational audits, KPI tracking, and project coordination. This role requires a strong analytical mindset combined with operational execution capabilities and the ability to partner with site teams, accounting, leadership, and clients.

Primary Responsibilities

Analyze annual operating budgets, forecasts, and reforecasts for review with VP of Operations and Property Managers
Review monthly financial statements, variance reports, accruals, and site-level financial performance
Analyze operational and financial trends including occupancy, collections, delinquency, renewals, concessions, payroll, utilities, subsidy collections and controllable expenses
Track and report on KPIs and operational performance metrics across the portfolio
Build, maintain, and distribute client-facing reports, trackers, and executive summaries as needed
Assist with client reporting, agenda preparation, action item tracking, and follow-up deliverables
Conduct site visits and operational audits to evaluate curb appeal and site condition, financial controls, operational standards, and overall property performance
Review rent rolls, charge codes, subsidy reporting, and Yardi data integrity for accuracy
Coordinate project timelines, operational deliverables, and follow-up across departments in partnership with VP of Operations, as needed
Partner cross-functionally with accounting, compliance, maintenance, leasing, and operations teams to drive accountability and operational consistency
Analyze trends, identify operational risks, and provide recommendations to improve property performance
Utilize AI platforms and technology tools to improve reporting efficiency, organization, and operational workflows
Host recurring 1:1 operational check-in meetings with Property Managers and site teams for select and/or underperforming assets to review financial performance, operational priorities, project status, KPI trends, delinquency, occupancy, and accountability measures
Monitor struggling assets in partnership with VP of Operations and partner with site teams to develop action plans, track progress, and drive operational and financial improvements
All duties assigned by supervisor in advancement of the operation.

Required Experience & Qualifications

Bachelor’s degree in Business or related field
2–5+ years of experience in multifamily operations, financial analysis, property management, or affordable housing preferred
Strong Yardi experience required
Yardi budgeting and forecasting experience preferred
Experience preparing and reviewing property budgets and financial reporting
Strong financial analysis and analytical problem-solving skills
Advanced Microsoft Excel skills required, including formulas, pivot tables, lookups, and financial analysis
Proficiency in Microsoft Office Suite including Excel, Word, Outlook, and PowerPoint
Experience creating reports, dashboards, trackers, and executive summaries
Strong project management coordination and organizational skills
Process improvement mindset with the ability to streamline workflows and improve operational efficiency
Strong executive and client communication skills, both written and verbal
Strong attention to detail with a high level of accountability for data accuracy and reporting integrity
Ability to identify trends, operational risks, and performance gaps and provide actionable recommendations
Ability to manage multiple priorities and deadlines in a fast-paced environment
Strong cross-department collaboration skills with the ability to work effectively across operations, accounting, compliance, and leadership teams
Comfortable utilizing AI platforms and emerging technologies to improve efficiency and reporting processes
Affordable housing experience including LIHTC, Section 8, HPD/HDC, or subsidy programs preferred (if applicable)
