Job Title: Janitorial Supervisor
Reports to: Director of Facilities and Capital Improvements
FLSA Status: Exempt
POSITION SUMMARY
The Janitorial Supervisor serves as a key leader within DISH’s Facilities Team and is
responsible for delivering high-quality janitorial services across nine SRO supportive housing
sites totaling more than 800 permanent supportive housing units, as well as community
spaces and administrative offices.
This position manages the janitorial workforce, oversees preventative janitorial maintenance
programs, and ensures DISH’s service, safety, cleanliness, and operational standards are
consistently implemented throughout the organization.
The Janitorial Supervisor leads daily janitorial operations; supervises, trains, and develops
janitorial staff; oversees supply ordering and procurement; approves timecards and vacation
requests; and provides Facilities Leadership with timely operational reports, metrics,
recommendations, and strategic guidance.
The role requires strong creative problem-solving abilities, excellent interpersonal
communication skills, and the ability to establish, monitor, and improve performance metrics.
The Janitorial Supervisor must also be capable of resolving conflicts using a restorative justice
approach focused on accountability, dignity, and behavioral repair.
Success in this role requires initiative, collaboration across departments and external
agencies, sound judgment, and a demonstrated commitment to DISH’s Mission, Values, and

Due to the nature of the work, it is a requirement that all employees must be fully vaccinated

Position Details:
- Employment Type: Full-Time Work Schedule: Monday – Friday. 8am – 4pm.
- Must be available for evening/weekend on-call, including physically showing up to
sites in certain circumstances.
- Pay Range: $65k - $70k
- Work Location: Tenderloin, SoMa & Mission. Will have a dedicated work space.

property management services exclusively to the San Francisco Department of Homelessness

ESSENTIAL DUTIES AND RESPONSIBILITIES
Operational Leadership and Quality Assurance
- Lead, plan, and supervise daily janitorial maintenance, sanitation, and preventative
maintenance activities across all DISH properties.
- Implement, monitor, and continuously improve janitorial policies, procedures,
schedules, and preventative maintenance programs.
- Conduct routine quality assurance inspections utilizing standardized scorecards,
performance metrics, and reporting tools.
- Analyze inspection results and operational data to develop measurable action plans
and improve policies and procedures.
- Ensure janitorial work orders and service requests are completed accurately, timely,
and with clear communication to stakeholders.
- Oversee procurement, inventory control, equipment evaluation, and supply
management for the janitorial department.
- Manage vendors supplying staffing, equipment, and materials, including contract
review and procurement of competitive bids.
- Support emergency response efforts, post-incident cleaning, and after-hours
operational coverage as needed.
Staff Supervision, Coaching, and Workforce Management
- Directly supervise janitors, and roving janitors while ensuring appropriate staffing
coverage throughout the portfolio.
- Conduct regular one-on-one meetings with direct reports to provide coaching,
performance feedback, workload review, and professional development support.
- Recruit, hire, onboard, train, and develop janitorial personnel.
- Administer performance evaluations, corrective actions, and disciplinary processes in
partnership with Human Resources.
- Approve timesheets, leave requests, and vacation schedules while maintaining
operational continuity.
- Train staff on janitorial methods, safety practices, preventative maintenance
procedures, customer service standards, and organizational expectations.
Metrics, Reporting, and Systems
- Establish, track, analyze, and report operational metrics related to work orders,
inspections, preventative maintenance, staffing, productivity, and resource utilization.
- Maintain schedules and records related to inspections, trainings, meetings, and
department activities. Prepare reports, operational summaries, and recommendations for Facilities
Leadership.
- Maintain documentation related to compliance, safety programs, MSDS requirements,
audits, and regulatory inspections.
Collaborative Partnerships and Organizational Integration
- Collaborate closely with General Managers, Property Management staff, Facilities
personnel, Operations leadership, and Human Resources.
- Coordinate with outside agencies, vendors, contractors, and regulatory partners
regarding inspections, special projects, pest abatement, and operational needs.
- Participate in quarterly Operations Team Meetings to provide departmental updates,
discuss challenges, and support organizational alignment.
- Represent DISH professionally during inspections, audits, and external stakeholder
engagements.
Conflict Resolution, Restorative Practices, and Tenant Service
- Utilize a restorative justice approach when addressing conflicts among staff, tenants,
and community partners.
- Ensure customer service expectations are consistently met within environments
serving individuals experiencing homelessness, mental health challenges, substance
use disorders, and trauma histories.
- Model professionalism, respect, accountability, and dignity in all interactions.
Safety, Compliance, and Training
- Enforce OSHA regulations, PPE requirements, and all DISH safety policies and
procedures.
- Maintain safety records, training documentation, and MSDS binders.
- Participate in and support organizational training programs related to safety, crisis
response, harm reduction, and tenant engagement.
OTHER DUTIES AND RESPONSIBILITIES
- Identify opportunities for operational efficiencies and cost savings.
- Support Facilities Department projects and initiatives as assigned.
- Assist with organizational emergency response efforts.
- Participate in leadership meetings, trainings, and special projects.
- Perform additional duties as assigned.EDUCATION AND EXPERIENCE
- Minimum five (5) years of janitorial supervision, custodial management, or facilities
maintenance leadership experience required.
- Multi-site supervisory experience preferred.
- Experience supervising diverse workforces including hiring, coaching, performance
management, and corrective action required.
- Experience with preventative maintenance programs, inventory management,
procurement, vendor oversight, and work order systems required.
- Experience utilizing operational metrics, scorecards, dashboards, and reporting tools
preferred.
- Experience leading cost-saving initiatives and process improvements preferred.
- Experience in supportive housing, property management, social services, hospitality,
healthcare, or related environments strongly preferred.
- Experience working collaboratively with Human Resources on employee relations
matters preferred.

Office applications.
- Experience with AppFolio or similar property management software preferred.
- Ability to work effectively with individuals from diverse cultural, social, and economic
backgrounds.

Interacts regularly with residents, guests, vendors, contractors, regulatory agencies, General
Managers, Property Management staff, Facilities personnel, Human Resources, Operations
leadership, and DISH executive leadership.
PHYSICAL DEMANDS
Frequently required to stand, walk, bend, squat, climb stairs, and inspect building conditions
throughout multiple properties. Frequently required to lift, carry, push, and pull materials,
supplies, and equipment weighing up to 50 pounds, with occasional movement of heavier
items. Must be able to travel between DISH properties throughout San Francisco and respond
to emergencies when required.
WORK ENVIRONMENT
The incumbent will work in multiple single-room occupancy permanent supportive housing
settings with onsite social services for formerly homeless individuals, many of whom have
significant mental health, physical health, and substance use challenges.
Properties vary in age, condition, and operational complexity. Work is performed in both
office and field environments and requires regular interaction with residents, staff, vendors,
and community partners. Occasional schedule modifications may be necessary to support
emergencies, inspections, special projects, or operational needs.
