Full Job Description

Job Summary

The Senior Building Engineer is responsible for the safe, reliable, and efficient operation of all mechanical, electrical, plumbing, and life-safety systems within assigned facilities. This role combines hands-on technical expertise with supervisory responsibility, overseeing mechanics, technicians, and contractors while driving preventive maintenance, ensuring code compliance, and identifying opportunities to improve system performance, reliability, and energy efficiency.

Reporting Relationships

Reports to: Director of Engineering (or Property Manager, as applicable)

Supervises: 2–3 maintenance technicians, including work supervision and ongoing training

Work Location: Dupont Circle, NW DC (primary); occasional coverage at other company properties

Key Responsibilities

Assume full operational responsibility for the mechanical systems and physical plant of assigned facilities, including HVAC, plumbing, electrical, boiler, chiller, elevator, and fire/life-safety systems.
Supervise and coordinate the work of mechanics, technicians, and outside contractors, including scheduling, work assignment, and quality review.
Oversee workflow, electronic tracking, and timely completion of tenant maintenance requests and work orders, ensuring issues are resolved in accordance with SLAs and service standards.
Ensure uninterrupted delivery of domestic hot and cold water, HVAC, electrical, emergency, and fire/safety systems for the safety and comfort of tenants and team members.
Monitor Building Management Systems (BMS) to identify performance trends and anomalies, troubleshoot issues, and adjust operations to improve efficiency.
Coordinate contractor repairs by soliciting and evaluating proposals, and scheduling work with supervisors, property managers, tenants, and owners.
Manage preventive maintenance programs and maintain a current inventory of physical plant and mechanical room equipment, including type, make, model, serial number, and service history.
Ensure compliance with all applicable local, county, state, and federal codes and licensing requirements for mechanical and elevator equipment.
Maintain accurate records, correspondence, and files, and provide information to support budgeting and planning.
Contribute to energy management and operational efficiency initiatives.
Recognize, prioritize, and respond to emergencies promptly, and plan ahead to minimize service disruptions.
Multi-task effectively across multiple systems of varying design and application, with strong organizational skills.
Comply with all company policies, procedures, and building standards.
Perform other duties as assigned by the Director of Engineering or supervisor.

Education & Experience Required

High school, trade, or vocational school diploma required.
Minimum of 7 years of experience in HVAC, mechanical systems, or a related skilled trade, including supervisory or lead experience.
Must obtain and maintain all federal, state, and local licensure required by law, including a Stationary Engineer's License or an equivalent mechanical competency credential.
Completion of boiler training/certification (e.g., a recognized high-pressure steam course) or equivalent, as determined by the Director of Engineering.
Completion of a practical, hands-on evaluation administered by the supervising engineer or Director of Engineering.

Skills Required

Ability to read blueprints, specifications, and technical manuals; proficient with hand and power tools and precision measuring and testing instruments.
Strong mathematical ability to perform calculations required for equipment repair, installation, and system design.
Thorough working knowledge of boilers, chillers, pumps, heat exchangers, heating/cooling units, refrigeration and ventilation equipment, plumbing fixtures, and total systems such as HVAC and two- and four-pipe heating/cooling and steam distribution.
Ability to diagnose, repair, and replace piping (water or steam), plumbing fixtures, and related equipment.
Working knowledge of hazardous materials handling in accordance with safety policy.
Knowledge of occupational hazards and the safety precautions applicable to the role.
Working knowledge of water treatment equipment and chemical treatment processes used to maintain proper limits and protect physical assets.
Proficiency with building management/automation systems and related engineering technology.
Strong data development, analysis, and reporting capabilities, with sound financial and analytical judgment.
Effective oral and written communication skills.
Ability to manage multiple tasks and projects, prioritize effectively, and adjust schedules to meet operational needs.

Physical & Work Environment Requirements

Ability to lift and carry up to 80 lbs.
Ability to stand, walk, climb ladders and stairs, kneel, bend, and work in confined spaces for extended periods.
Regular exposure to mechanical, electrical, and boiler room environments, including variable temperatures, noise, and other physical or environmental hazards typical of building operations.
Availability to respond to emergencies outside of normal business hours, including nights, weekends, and holidays.
Use of personal protective equipment (PPE) as required by role and task.

Key Performance Indicators

Demonstrates knowledge of and compliance with applicable federal, state, and local codes, as well as ASME, ASHRAE, and ASTM standards relating to safety.
Maintains all mechanical operations with minimal downtime or service interruptions.
Effectively lowers utility consumption and expenses associated with mechanical operations.
Prepares and maintains a personal and team work schedule, coordinating with other staff and adjusting as needed to complete workload, prepare for inspections, or address special maintenance needs.
Investigates and recommends new, applicable technology for use within mechanical operations.
Identifies and maintains backup systems that reduce or eliminate downtime.
