We are a local, owner-operated property management company with about 160 residential rental units in the Portland and Clackamas area. We are looking for a skilled painter who is also a capable all-around maintenance technician, to take a lead role in turning our apartments between residents.
We hold our properties for the long term, which means we fix things right the first time instead of chasing the cheapest patch. You will work with an owner who makes decisions the same day you ask — not a corporate approval chain.
We are also looking for someone with more in them than this job strictly requires. Our team is growing, and when leadership roles open up we would rather fill them from the crew than hire a stranger into them.

The Job
Monday through Friday, 8:30 AM to 5:00 PM. Our properties are spread across the Portland and Clackamas area, so you will be working at a different site most weeks rather than reporting to one location. Roughly 10% of your time is planning and coordination; the other 90% you are on the tools alongside the crew.
This role is painting-heavy by design. Many weeks that is half your time or more with a brush, roller, or sprayer. The rest of the time you are on drywall, fixtures, appliances, and flooring — the mix follows what the units need. We are looking for someone who takes real pride in a clean paint job and can also handle everything else a vacant unit throws at them.
Expect to be active and on the go, pushing, pulling, lifting and carrying up to 75 lb, and climbing up and down ladders. You will also be on call for after-hours repair emergencies or when the Maintenance Manager is off duty — roughly one weekend a month.
What You’ll Do
Painting and finishes — the bulk of the work:
- Full interior repaints: prep, mask, cut in, roll, and spray. Walls, ceilings, trim, doors, and cabinets.
- Run and maintain an airless sprayer, including tip selection, cleaning, and basic troubleshooting.
- Drywall repair and texture match ahead of paint — patching, skim coating, and matching orange peel or knockdown so the repair disappears.
- Caulk, putty, sand, prime, and finish. Stain and clear coat on trim and exterior surfaces.
- Exterior painting and staining: siding, decks, railings, and fences.
- Hold color and sheen consistent across the portfolio, and keep our standard colors and products stocked and organized.
Everything else that goes into a turn:
- Install and troubleshoot electrical, plumbing, and hardware fixtures throughout residential units.
- Install appliances: refrigerator, dishwasher, range, over-the-range microwave, washer, and dryer.
- Prep floors for new floor covering.
- Work with the Renovation Manager to set the scope, schedule, and target completion date for each vacancy, build and maintain the punch list, and keep him updated on progress.
- Lead by example on site — set the pace, plan the next day’s goals with the crew, and help maintain team morale.
- Build the material list for each project, collect supplies, and keep an organized workspace.
- Make sure units are ready for scheduled subcontractors, and inspect and report maintenance needs of all kinds as you come across them.
- Haul trash and yard debris to the dump, and pick up and deliver materials using company trucks and trailers.
- Occasional landscaping, gutter and moss treatment, and crawlspace work including plumbing, insulation, or vapor barrier repairs. Most routine landscaping and roof work is handled by subcontractors.
- Grow your skill set. There is real room here to expand into finish carpentry, electrical, plumbing, and floor covering installation.
What You Bring
The core of this job is being able to work on your own. Here is the concrete version of what that means:
You should be able to walk into a vacant unit, tell us what it needs, and execute most of it yourself — paint the whole unit to a standard that holds up to a resident walkthrough, repair and texture-match the drywall that goes with it, and still swap a toilet or a dishwasher or replace a fixture or a GFCI without calling for help — while recognizing when something is beyond your scope and needs the Maintenance Manager or a subcontractor.
Beyond that:
- Minimum 3 years of professional painting experience, and enough residential maintenance or handyman background to handle the rest of a turn.
- Production speed with quality. You can move through a unit efficiently without leaving holidays, roller marks, or sloppy lines behind.
- Comfortable running an airless sprayer, and able to match existing textures and sheens.
- Solid working knowledge of home and apartment systems and finishes — drywall, plumbing, and electrical. Appliance repair experience is a plus.
- EPA RRP lead-safe certification is a plus. Some of our buildings predate 1978, and we will pay to certify the right person.
- The ability to work independently and carry a project all the way to completion without anyone checking on you.
- Attention to detail, dependability, and the ability to work well with teammates and residents. Professional appearance and customer service skills.
- Constructive leadership instincts — you can set a pace and hold a standard without being heavy-handed about it.
- Comfort working safely on ladders and roofs, and willingness to work in crawlspaces when needed.
- Experience driving pickups while towing trailers. Valid driver’s license, personal vehicle, and current auto insurance. Must be 18 or older to drive company vehicles.
- A basic set of hand tools, the ability to safely operate power tools and equipment, a working cell phone, and a high school diploma or equivalent.
