Full Job Description

Job Summary
We are seeking an energetic and detail-oriented General Manager / Community Association Manager to serve as the senior on-site operational leader of a large-scale, developer-led master-planned community of 700–900+ homes. This role oversees the Association’s operations, financial performance, resident experience, and compliance. The GM operates with a high level of autonomy, ensuring alignment with developer objectives, corporate standards, and company policies, and oversees the on-site team in coordination with the President.

Duties

Provide strategic and operational leadership for the Association, ensuring alignment with developer objectives and corporate standards, and company policies
Supervise, mentor, and evaluate on-site staff, including the Assistant Manager and Lifestyles Director, while fostering a high-performing team culture, in coordination with the President and Human Resources as applicable
Implement and maintain corporate policies, systems, and operational procedures to ensure efficient community operations in accordance with company guidelines
Collaborate closely with internal developer teams (construction, land development, sales, warranty, accounting) and provide regular performance updates to CMS leadership
Develop and manage annual operating budgets, reserve planning, and long-term financial strategies; review financial reports, monitor assessments and delinquencies, and approve invoices and contracts within delegated authority and approved budgets
Serve as liaison between the developer, CMS leadership, and the Association; prepare and facilitate Board meetings, agendas, and reporting materials
Ensure operations are conducted in accordance with governing documents, Florida statutes, and company standards while maintaining accurate documentation and records
Lead vendor selection, contract negotiations, and performance management within approved authority; oversee amenity operations, preventive maintenance programs, and regular site inspections
Promote solutions-focused customer service culture by addressing homeowner concerns, overseeing covenant enforcement and architectural review processes, and supporting community engagement initiatives with the Lifestyles Director in accordance with governing documents and company procedures
Oversee risk management, including insurance coordination, claims management, safety procedures, and emergency response protocols in coordination with the President and corporate resources as applicable

Requirements

Active Florida CAM License required
Minimum 5+ years of experience managing large-scale communities (700+ homes preferred), ideally in developer-led or new construction environments
Demonstrated experience in financial management, budgeting, staff supervision, and vendor management
Strong understanding of Florida HOA governance, statutes, and operational compliance
Professional designations such as CMCA, AMS, or PCAM are a plus
Experience with developer-to-homeowner transitions is a plus
Strong leadership, communication, customer service, and conflict resolution skills
Strategic thinker with strong attention to detail and the ability to operate effectively within a corporate reporting structure and established company policies
Role includes occasional evening board or town hall meetings
Comfortable in a start-up or growth-oriented environment; flexible and team-oriented

Physical Requirements

Ability to sit, stand, and walk throughout the workday while performing administrative and community oversight duties
Ability to occasionally lift, carry, push, or pull up to 25 pounds
Ability to walk community grounds, conduct inspections, and navigate stairs or uneven terrain
Manual dexterity to operate a computer, phone, and office equipment
Ability to communicate effectively in person, by phone, and in writing
Exposure to outdoor weather conditions during community inspections
Ability to respond to urgent situations or emergencies on-site as needed
