Before you keep reading, know this is a 1099 role. We pay per inspection. You can run this full time or part time. That part is up to you.
The situation
We buy houses. A lot of them.
We have a comprehensive internal evaluation process. Used exclusively for our team to make sure we make the strongest offer for the homeowner and our team is 100% ready before we ever swing a hammer. Our acquisitions team is making decisions with real money on the line, and those decisions are only as good as the report that comes back from the field.
So we are not looking for one evaluator. We are building a bench.
We want more inspection availability than we actually need, because deals do not wait. A house goes under contract on a Tuesday afternoon and needs eyes on it Wednesday morning. That is the business. Some weeks you will be busy. Some weeks will be quieter. Requests will come in on short notice.

You must either be a currently certified home inspector, or have real experience writing estimates and scopes of work for full residential renovations. This is not a role you can learn on the job.
Who this is for
You know residential construction. Foundations, framing, roofs, HVAC, electrical, plumbing, water intrusion, and every place a house hides its problems. You have seen enough of them to trust your gut and enough of them to know when to verify.
You are fast without being sloppy. You can complete two to five full evaluations in a day and the fifth report is as sharp as the first. Speed is not the enemy of accuracy for you. It is just how you work.
You can write a scope of work that a contractor can actually bid from. Not a wish list. Not a vague paragraph. A clear, itemized scope that separates cosmetic from functional from major structural and mechanical, with cost-effective repair solutions that match a flip standard instead of a custom remodel standard.
You have a risk-first mindset. You are looking for the deal breaker. Foundation, roof, sewer, mold, knob and tube, failed mechanicals. You flag it loudly and early, because a missed deal breaker costs us tens of thousands of dollars and there is zero tolerance for that here.
You hit deadlines. Reports and 3D tours come back within 24 hours. Every time. Not most of the time.
You are organized. You live in a CRM without being reminded. You upload the photos, you fill in the fields, you close the loop.
You communicate like a professional. Acquisitions, dispositions, construction, and leadership all read your work. You can explain a cracked truss to someone who has never held a hammer, in two sentences, without making them feel dumb.
And you own it. Start to finish. Nobody chases you.
What you'll do
Complete full investment evaluations on homes we are buying, including interior and exterior condition.
Deliver a complete evaluation within 24 hours with clear documentation, photos or video, and every material issue identified.
Produce a detailed scope of work for each property with practical, cost-effective repair recommendations.
Capture and upload a high-quality 3D tour of every property within 24 hours so the whole team can walk the house remotely.
Keep the CRM 100% current. Inspection status, reports, tours, notes, recommendations.
Give our team fast, honest feedback so they can make a decision today instead of next week.
