Full Job Description

Community Investment Group, LLC / Kev Property Management is dedicated to providing top-notch facility management and maintenance services for both residential and commercial properties. Our mission is to ensure that our residents feel valued and live in a community that feels as safe as possible, is well-maintained, and is a beacon of the broader community. Our company is currently at an incredible moment in our history. We are about to expand at a rapid pace and are looking for the RIGHT people be apart of it.

We are seeking a dynamic and dedicated Community/Property Manager Assistant to assist our team in the day-to-day operations of our residential apartment community at Liberty Commons and Springfield Apartments. We recently purchased this property and have multiple renovations / projects going to make it a shining example of apartment living for the people who need it most. We have been hard at work partnering with the city to grow this community the right way. This role is ideal for a hands-on team member who understands leasing, resident relations, financial oversight, marketing, and leadership. Our construction team is getting units renovated quickly and we need someone to help lease this property up! The Community Manager and Assistant Community Manager are responsible for driving property performance while maintaining a positive resident experience and strong on-site culture..

Responsibilities

Manage daily operations of the apartment community
Drive leasing activity, occupancy, and renewals
Ensure compliance with Fair Housing laws and Virginia landlord-tenant regulations
Handle resident concerns, escalations, and conflict resolution
Oversee rent collections, delinquencies, and reporting
Conduct regular property inspections to maintain curb appeal and safety
Partner with maintenance on work orders, turns, and preventative maintenance
(Manager) Coordinate with corporate teams on payroll, HR, and operational reporting
(Manager) Supervise, train, and lead on-site leasing and maintenance teams
(Manager) Monitor budgets, expenses, and invoice approvals

Qualifications

Required:

Strong leadership and team management skills
Customer Service Skills to increase tenant satisfaction and retention
Knowledge of Fair Housing regulations and other Fed/State based Tenant laws
Excellent communication and organizational skills
Ability to work occasional weekends or after-hours as needed
Driver's license and Reliable Transportation for periodic work duties

Preferred:

Experience using property management software (AppFolio preferred)
Previous experience as a Community Manager or Assistant Community Manager
Experience managing 150+ unit communities
Budgeting and financial reporting experience
Ability to work occasional weekends or after-hours as needed

Schedule

Full-time- Hourly (Manager = Salary)
