Markets, shows and leases rental units in that all facets of rental activity are executed legally and efficiently with the customer’s and company’s best interest always in mind.
- Essential Duties and Responsibilities
- Primary Duties
· Keep current on unit availability, amenities, prices and market conditions.
· Enthusiastically greet prospects, determine needs and show units.
· Accurately convey information about the unit, amenities, tenant selection criteria and application process.
· Accurately and thoroughly collect applications, fees, etc. and process applications in a timely manner.
· Practice company selling skills.
· Observe Fair Housing Practices
· Practice good customer service.
· Update leasing activity and other reports as requested.
· Track marketing sources and conversion ratios.
· Participate in staff meetings and answer questions regarding traffic, closing ratios and market conditions.
· Administrate the lease renewal process which include pulling report, current resident outreach, and renewal lease preparation and execution.
· Assist in the turnover process by conducting pre-move out inspections and unit assessment for turnover.
· Regularly walk vacant units for the property condition reports and for ensuring that units are move-in ready.

Reports directly to the Property Manager; however much of this workload is self-driven based on the needs of the company and customers.
- Authority and Responsibility
There is no inherent authority however responsibilities include the administration of the guidelines set forth for leasing and application processes as well as conveyance of accurate condition report of units; leasing activity and resident file conditions.

- Education and/or Experience
· Highschool Diploma or Equivalent
· 6 months sales experience and/or
· 6 months previous property management experience
· Ability to read, analyze and interpret general business periodicals, professional journals, technical procedures and government regulations.
· Ability to write reports and business correspondence.
· Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
· Ability to calculate figures and amounts such as discounts, prorates and percentages.
· Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
· Ability to learn and use computer software including but not limited to Microsoft Word, Excel, and Outlook and Property Management Software as necessary.
· Minimum typing speed is 60 WPM
· Additional software such as a publishing program is also desirable but not essential.
- Tools, Vehicles and Machines
A current and unencumbered driver’s license and licensed and insured vehicle is required for this job. The vehicle must be maintained in a neat, clean and good operating condition at all times.
- Certificates, Licenses, and Registrations
To perform this job a State of Iowa Sales Person License is required. If not in possession now, the employee will be required to obtain such license within 6 months of employment date.
