MAINTENANCE MANAGER

BACO Properties Corporation | Reports To: Director of Operations / Regional Manager

POSITION SUMMARY

A working leader who manages, schedules, and personally performs maintenance, repair, and capital improvement work across BACO's portfolio. The ideal candidate is an experienced tradesperson who can perform hands-on work in carpentry, plumbing, electrical, roofing, asphalt, and HVAC while holding the team to high standards of quality, safety, budget, and schedule.

LEADERSHIP & SUPERVISION

Serve as a working supervisor — roll up your sleeves alongside the crew whenever skill gaps, staffing, or urgency require direct involvement; lead by example on quality and safety.
Be onsite leading team/inspecting 2-3 days a week.
Interview, hire, onboard, train, evaluate, reward, discipline, and where necessary separate maintenance personnel in accordance with BACO policies and applicable law.
Make task assignments based on each technician's documented skill set; mentor crew members through on-the-job training across all trade disciplines.
Prepare and distribute job assignments by 5:30 PM Sunday through Thursday; prioritize emergency calls while maintaining progress on planned work orders.
Manage payroll, audits, mileage reimbursement, and after hours emergency
Conduct documented performance evaluations; set measurable goals and development plans; recognize high performers and address performance gaps promptly.
Lead regular Safety Meetings; enforce OSHA, EPA, and BACO safety standards on every job site; conduct quality inspections before closing work orders.
Coordinate and supervise vendor and subcontractor schedules for work scopes exceeding in-house capability.
Report unusual property conditions, tenant issues, or budget variances to the Director of Operations or Regional Managers in a timely manner.

TRADE & TECHNICAL KNOWLEDGE

Carpentry

Structural and finish repairs: framing, drywall, doors, windows, trim, decks, fences, stairs, and cabinetry.
Assess and repair wood rot, water-damaged framing, subfloor damage, and exterior wood structures; read construction plans and ensure code-compliant repairs.

Plumbing

Diagnose and repair domestic water supply, DWV, and irrigation systems; replace fixtures, water heaters, valves, toilets, and disposals.
Resolve leaks, pressure issues, and drain stoppages; coordinate licensed plumbers for permit-required or complex scope; know shut-off locations at all properties.

Electrical

Diagnose and repair breaker issues, outlets, switches, lighting, ceiling fans, and GFCI/AFCI devices; perform work within NEC and local code limits.
Train crew on electrical safety and LOTO procedures; coordinate licensed electricians for panel upgrades, new circuits, or any permit-required work.

Roofing

Inspect roofs on scheduled and storm-response basis; perform shingle/tile replacement, flat-roof patching, flashing re-sealing, and gutter repairs.
Evaluate repair vs. replacement needs; solicit and manage licensed roofing contractors for large-scale work; document conditions with photos for insurance and warranty.

Asphalt & Hardscape

Perform crack sealing and cold-patch repairs; coordinate licensed paving contractors for resurfacing and seal-coating; inspect concrete flatwork for trip hazards and ADA compliance.
Manage parking lot line-striping, signage, and ADA compliance; maintain a multi-year capital improvement schedule for pavement across the portfolio.

HVAC

Oversee preventive maintenance: filter changes, coil cleaning, belt inspections, condensate flushing, and thermostat calibration; maintain service logs for every unit.
Coordinate EPA 608-certified technicians for all refrigerant-related work; evaluate system performance and recommend replacements or energy-efficiency upgrades.

FINANCIAL & OPERATIONAL MANAGEMENT

Operate properties within Owner/Management financial guidelines; manage departmental budgets and flag anticipated variances proactively.
Oversee procurement, inventory, and delivery of tools, materials, and equipment; maintain stock levels to avoid emergency premium purchasing.
Ensure responsible supply and upkeep of all BACO-owned tools and vehicles; obtain competitive bids for work exceeding established thresholds.
Research and evaluate products and materials; recommend cost-effective alternatives to management; conduct daily travel to scheduled properties.

MINIMUM QUALIFICATIONS

Experience & Education

5+ years maintenance experience; 3+ years in a supervisory or lead role.
Hands-on proficiency in 2 or more trade disciplines listed above.
High school diploma or GED required; trade school or vocational certification preferred.
Valid California Driver's License with clean driving record.

Preferred Licenses & Certifications

CA Contractor's License: C-10, C-20, C-36, or C-39 (any a strong plus)
