Job Title: Director of Purchasing & Estimating
Location: Sarasota
Reports To: Vice President of Operations / President
Department: Purchasing
Job Type: Full-Time

Position Summary:

The Director of Purchasing & Estimating is a key leadership role responsible for managing all aspects of procurement, vendor relationships, cost estimation, and budgeting for residential construction projects. This position will play a critical role in ensuring that the company builds high-quality homes on time and within budget, while maintaining strong relationships with suppliers and trade partners.

Key Responsibilities:

Purchasing:

Develop and execute purchasing strategies that align with company goals and project timelines.
Source and negotiate with suppliers, vendors, and trade partners to obtain the best value and quality.
Manage supplier contracts and ensure compliance with terms, pricing, and performance standards.
Establish and maintain a qualified trade partner network.
Monitor market trends and pricing to proactively manage cost fluctuations and supply risks.

Estimating:

Oversee the preparation of detailed cost estimates for new home models, custom projects, and community developments.
Collaborate with the sales, design, and construction teams to develop accurate scopes of work.
Analyze construction documents and specifications to determine accurate takeoffs and pricing.
Develop and maintain cost databases and estimating tools to improve accuracy and efficiency.
Review and approve final project budgets prior to contract execution.

Leadership & Strategy:

Lead, mentor, and develop a high-performing team of purchasing and estimating professionals.
Collaborate cross-functionally with design, construction, finance, and executive teams.
Drive continuous improvement initiatives to streamline processes, reduce costs, and improve performance.
Provide regular reporting and forecasting on cost trends, budget variances, and vendor performance.

Qualifications:

Bachelor’s degree in Construction Management, Business Administration, Engineering, or related field.
Minimum of 7–10 years of experience in residential home building, with at least 5 years in a leadership role.
Strong knowledge of residential construction materials, methods, and costs.
Proven negotiation and vendor management skills.
Proficiency in estimating software (e.g., BuilderTREND, BuildPro, PlanSwift, Sage, etc.) and MS Office Suite.
Excellent organizational, analytical, and leadership skills.
Strong attention to detail and the ability to manage multiple projects simultaneously.

Preferred Qualifications:

Experience working with national or regional home builders.
Familiarity with value engineering and lean construction practices.
Knowledge of local building codes, permitting processes, and inspection requirements.
