Compensation: Pay depending on experience (DOE)

Employment Type: Full-Time (with 24/7 emergency on-call availability)

Position Overview

We are seeking an experienced, proactive, and reliable Maintenance Professional to oversee the upkeep and daily operations of a residential property in Sierra Vista AZ. The ideal candidate will have general knowledge of multi-family housing maintenance, strong troubleshooting skills, and a sharp eye for identifying property needs before they become major issues. Swimming pool maintenance experience is required.

Essential Tasks & Responsibilities

Property Inspections: Routinely inspect buildings, electrical systems, grounds, and equipment to ensure safe, well-maintained conditions; identify hazards, defects, and preventative repair needs.
General & Preventative Maintenance: Perform minor troubleshooting and repairs, including replacing light bulbs, smoke/CO alarms, fire systems, filters, and performing water heater tune-ups. Assist with preventative maintenance on HVAC, boiler systems, and swimming pools.
Plumbing: Identify and perform basic repairs on plumbing fixtures; clear clogged lines and drains utilizing a drain snake and other basic plumbing tools.
Electrical & Locksmithing: Install or replace plugs, switches, and outlets. Perform basic locksmith duties, including installing, repairing, and replacing door locks, as well as maintaining the functionality of doors and windows.
Carpentry & Flooring: Assist with basic carpentry, minor property repairs, and the installation or repair of flooring.
Groundskeeping & Landscaping: Maintain daily curb appeal, including lawn care, landscaping, and periodic maintenance of lawn equipment. Keep the property clean of litter, and maintain community spaces (e.g., dog parks/waste stations).
Tools & Inventory: Safely operate a variety of machinery and tools (saws, routers, drills, sanders, planers, drain snakes, etc.). Maintain an organized inventory of tools and supplies, recommending items for purchase as needed.
Emergency & Weather Prep: Respond promptly to 24-hour emergency after-hours work orders. Assist with prepping the property for inclement weather.
Customer Service & Support: Communicate effectively, tactfully, and courteously with tenants, guests, staff, and vendors. Assist with moving, loading, unloading, and storing supplies or furniture.

Job Requirements

Experience: Proven experience in multi-family housing or residential property maintenance.
Pool Care: Hands-on experience with swimming pool maintenance and chemical balancing is strictly required.
Availability: Must be flexible and available to handle a 24-hour emergency on-call rotation.
Technical Skills: Ability to read, interpret, and work from basic drawings, blueprints, or oral instructions. Ability to work safely and efficiently with minimal supervision.
Screening: Must be able to pass a standard drug screening.
Transportation: Must possess a valid driver’s license and reliable transportation capable of hauling basic tools/supplies.
