Position Summary
The Maintenance Technician performs skilled and semi-skilled work in the maintenance, repair, installation, and operation of district buildings, equipment, and grounds. This position is responsible for helping ensure that all facilities remain safe, functional, secure, and conducive to learning.
In addition to traditional building maintenance responsibilities, this position supports the district's building automation systems, HVAC controls, security systems, access control, surveillance cameras, telephone systems, and other facility technology systems. The technician is expected to proactively identify deficiencies, complete preventative maintenance, respond to work orders, and provide exceptional customer service to staff, students, and the community.
Essential Duties and ResponsibilitiesBuilding Maintenance
- Perform general maintenance and repair of district facilities.
- Repair doors, windows, ceilings, flooring, walls, hardware, cabinetry, and classroom equipment.
- Perform drywall repair, painting, carpentry, and finish work.
- Install and assemble furniture, fixtures, and equipment.
- Perform preventative maintenance on building systems and equipment.
- Maintain accurate work order documentation and maintenance records.
Mechanical Systems
- Inspect, maintain, and repair HVAC equipment and mechanical systems.
- Replace motors, belts, bearings, filters, pumps, valves, and related equipment.
- Troubleshoot mechanical failures and recommend corrective actions.
- Assist contractors during major equipment installations and repairs.
- Monitor equipment performance and identify opportunities to improve efficiency.
Building Automation & Control Systems
- Operate, monitor, and troubleshoot Building Automation Systems (BAS) and Direct Digital Control (DDC) systems.
- Adjust schedules, temperature setpoints, and control sequences to maximize occupant comfort and energy efficiency.
- Respond to alarms and system notifications generated by the BAS.
- Perform routine inspections of control panels, sensors, actuators, and field devices.
- Coordinate software updates, programming changes, and repairs with approved vendors.
- Maintain documentation, graphics, trend logs, and system backups.
- Assist with commissioning and startup of new building systems.
Security, Access Control & Surveillance Systems
- Maintain and troubleshoot electronic access control systems, including card readers, electronic locks, and door hardware.
- Program employee access credentials and schedules.
- Maintain CCTV camera systems, network video recorders, and related equipment.
- Troubleshoot intrusion detection and alarm systems.
- Assist administration during security incidents by providing system support and video retrieval.
- Coordinate inspections, repairs, and upgrades with security vendors.
Communication Systems
- Maintain and troubleshoot district telephone systems, VoIP equipment, paging systems, clocks, intercoms, and emergency communication systems.
- Assist with installation and programming of communication equipment.
- Coordinate repairs and upgrades with technology staff and outside vendors.
Plumbing & Electrical
- Repair plumbing fixtures, drinking fountains, toilets, sinks, and piping systems.
- Replace electrical devices including switches, receptacles, lighting fixtures, lamps, drivers, and ballasts.
- Perform minor electrical troubleshooting.
- Coordinate larger repairs requiring licensed contractors.
Safety & Compliance
- Maintain compliance with OSHA regulations and district safety procedures.
- Participate in fire drills, emergency response, and weather-related operations.
- Assist with inspections of fire alarm systems, emergency lighting, life safety systems, and code compliance.
- Report unsafe conditions immediately.
- Maintain a clean, organized, and safe work environment.
Event & Operational Support
- Assist with setup and teardown of athletic events, concerts, graduations, board meetings, and community events.
- Participate in snow removal, ice control, and emergency building response.
- Provide after-hours and weekend support as needed.
- Respond to facility emergencies and critical system failures.
Customer Service
- Interact professionally with staff, students, parents, contractors, and community members.
- Respond to work requests in a timely and courteous manner.
- Communicate project status and anticipated completion timelines.
- Represent the Facilities Department in a professional manner at all times.
Knowledge, Skills & Abilities
- Knowledge of commercial building maintenance practices.
- Knowledge of HVAC systems and preventative maintenance.
- Experience with Building Automation Systems (BAS) and Direct Digital Controls (DDC).
- Knowledge of access control, CCTV, intrusion detection, and electronic security systems.
- Experience with VoIP telephone systems, paging systems, clocks, and intercoms.
- Ability to troubleshoot mechanical, electrical, plumbing, and building system issues.
- Ability to read blueprints, wiring diagrams, control schematics, and technical manuals.
- Basic understanding of IP networks as they relate to building systems.
- Proficiency with computerized maintenance management systems (CMMS), Microsoft Office, and email.
- Strong organizational, communication, and customer service skills.
- Ability to prioritize work independently while functioning as part of a team.
Minimum Qualifications
- High school diploma or GED.
- Three (3) years of commercial, industrial, institutional, or school maintenance experience preferred.
- Valid Pennsylvania driver's license.
- Ability to obtain and maintain all required state background clearances.
Preferred Qualifications
- Technical school or trade certification.
- Experience with HVAC controls or Building Automation Systems.
- Experience maintaining electronic security systems.
- Experience with VoIP telephone systems.
- EPA Section 608 Certification.
- OSHA 10 or OSHA 30 certification.
- Lift certification.
- First Aid/CPR certification.
Physical Requirements
The employee must regularly:
- Lift up to 50 pounds independently and heavier objects with assistance.
- Work from ladders, lifts, scaffolding, rooftops, and mechanical spaces.
- Stand, walk, climb, crawl, kneel, bend, and reach for extended periods.
- Work indoors and outdoors during all seasons and weather conditions.
- Safely operate district vehicles, power tools, hand tools, lifts, and maintenance equipment.

Pay: $25.24 - $40.00 per hour
