Position Summary
The Commercial Grounds & Maintenance Technician maintains the cleanliness, appearance, safety, and functionality of commercial properties and residential rental properties. This role encompasses common area interior cleaning, janitorial services, and routine facility maintenance to ensure each site consistently meets company and client standards. The technician operates independently across multiple locations, prioritizes work orders, and represents the organization professionally at all times.
Key ResponsibilitiesCommon Area Interior Cleaning
- Vacuum, sweep, mop, and spot-clean all common area floors—lobbies, hallways, stairwells, and elevator cabs—on a scheduled rotation across all assigned properties.
- Clean and sanitize restrooms including toilets, urinals, sinks, mirrors, countertops, and dispensers; restock paper products and soap.
- Dust and wipe down surfaces including handrails, door frames, light switches, baseboards, windowsills, and common area furniture.
- Empty interior trash and recycling receptacles; replace liners and transport waste to designated disposal areas.
- Clean interior glass doors, partitions, and lobby windows to a streak-free finish.
- Spot-clean walls, doors, and high-touch surfaces to address smudges, scuffs, and spills between scheduled deep cleans.
- Report maintenance issues discovered during cleaning rounds—leaks, damaged fixtures, burned-out lights—to the Facilities Director.
Common Area Interior Maintenance
- Replace light bulbs, ballasts, and batteries in common area fixtures, exit signs, and emergency lighting units.
- Perform minor repairs to common area amenities including door hardware, cabinet latches, towel bars, and coat hooks.
- Touch up paint in hallways, stairwells, and lobbies as needed to maintain a professional appearance.
- Inspect and maintain janitorial supply inventory; communicate restocking needs to the Facilities Director.
- Coordinate with vendors for deep-cleaning services, carpet cleaning, or specialty floor care as scheduled.
Lawn Maintenance & Exterior Grounds
- Mow all turf areas using commercial walk-behind or riding mowers; maintain consistent cutting height per property standards.
- Edge along sidewalks, curbs, driveways, and bed borders for a clean, defined appearance after each mow.
- Trim around obstacles including trees, signage, fencing, light poles, and building foundations using string trimmers.
- Blow clippings, debris, and dirt off all hardscape surfaces—walkways, parking areas, and entryways—after each service.
- Prune shrubs, ornamental grasses, and low-hanging branches to maintain neat, safe, and well-kept appearances.
- Apply mulch and topsoil to beds as directed; remove weeds from landscape beds on a scheduled basis.
- Remove litter and organic debris from all exterior grounds—including entryways, walkways, and parking areas—during each site visit.
- Monitor lawn and plant health; report signs of disease, pest activity, or irrigation issues to the Facilities Director.
- Clear snow and apply ice melt at property entrances and walkways during winter weather events; participate in on-call snow rotation as required.
- Assist with seasonal property enhancements such as holiday décor installation and removal.
Facility & Exterior Maintenance
- Inspect building exteriors, parking lots, walkways, fencing, signage, and site furniture during each visit; document and report any damage or safety hazards.
- Perform minor repairs including pressure washing, painting touch-ups, bollard replacement, and exterior light bulb changes.
- Maintain parking lot cleanliness and ensure ADA access routes remain clear at all times.
- Coordinate with vendors and subcontractors—pest control, irrigation, arborist—when specialized work is required.
Equipment & Vehicle Operations
- Perform pre- and post-shift inspections on all assigned vehicles, trailers, and equipment; complete daily inspection logs.
- Conduct routine preventive maintenance including oil checks, filter changes, and equipment cleaning.
- Report equipment malfunctions or repair needs promptly to prevent service delays.
- Keep the assigned truck, trailer, and equipment in clean, organized condition at all times.
- Maintain accurate fuel and mileage logs for all company vehicles.
Documentation & Communication
- Record all services completed at each property using the company work order system (mobile app or paper log as assigned).
- Photograph and document property conditions, completed work, and any issues observed during site visits.
- Communicate schedule changes, access issues, or client concerns to the Facilities Director in a timely manner.
- Maintain cleaning chemical inventory logs and ensure proper dilution, labeling, and storage per SDS/OSHA requirements.
QualificationsRequired
- High school diploma or GED equivalent.
- Minimum 2 years of experience in commercial janitorial, facilities maintenance, or a related field.
- Valid driver’s license with a clean driving record; ability to operate a vehicle towing a trailer (Class D or equivalent).
- Experience with commercial cleaning equipment including floor buffers, carpet extractors, wet/dry vacuums, and pressure washers.
- Ability to read and follow written work orders, safety data sheets, and equipment manuals.
- Physical ability to lift up to 75 lbs., work outdoors in all weather conditions, and stand/walk for extended periods.
Preferred
- Experience operating commercial mowing equipment across multiple sites.
- Familiarity with mobile work order or facility management software.
Working Conditions
This position requires both indoor and outdoor work. Interior duties are performed in occupied commercial buildings; the technician must work quietly and professionally around tenants and visitors. Outdoor work may involve exposure to heat, cold, and wet conditions. The technician travels daily between up to six properties using a company-provided vehicle. Overtime and on-call hours may be required during peak seasons, snow events, and seasonal maintenance cycles. Use of personal protective equipment (PPE)—including gloves, non-slip footwear, and appropriate chemical handling gear—is mandatory.
