We are seeking an experienced Project Manager to lead the planning, execution, and delivery of large-scale Advanced Technology, Semiconductor, Cleanroom, and Mission Critical construction projects. This role is responsible for managing all phases of construction, from preconstruction and procurement through project closeout, while ensuring safety, quality, schedule, and financial objectives are achieved.
The ideal candidate will have a strong background in MEP systems, process piping, tool installation, subcontractor management, and complex industrial construction environments, along with the ability to successfully coordinate owners, design teams, field staff, and trade partners throughout the project lifecycle.
The position is located in Ballston Spa, NY.

Lead all aspects of project planning, coordination, execution, monitoring, and closeout.

Manage multiple stakeholders, including owners, architects, engineers, subcontractors, vendors, and field teams.

Ensure projects are delivered safely, on schedule, within budget, and in accordance with contract requirements.

Develop and maintain strong relationships with clients, trade partners, and project stakeholders.

Investigate safety incidents, identify root causes, and implement corrective actions and retraining programs as needed.

Lead project buyout activities and subcontractor procurement.

Evaluate bids for scope completeness, pricing accuracy, and overall value.

Conduct gap analyses and manage subcontract issuance and execution.

Develop and maintain strong relationships with subcontractors and trade partners.

Manage subcontractor performance throughout the project lifecycle.

Coordinate subcontractor schedules, deliverables, and contract compliance.

Monitor subcontractor risk and work closely with risk management teams regarding bonding and qualification requirements.

Utilize Lean Construction principles to optimize project delivery.

Monitor critical path activities and proactively identify schedule risks.

Develop mitigation plans to address labor shortages, material delays, weather impacts, and scope changes.

Participate in project budgeting and cost planning.

Prepare and manage monthly cost forecasts, project financial reports, and profitability analyses.

Monitor project costs and identify potential budget variances.
-
Support development and management of Guaranteed Maximum Price (GMP) contracts.

Ensure financial performance aligns with project goals and company objectives.

Manage Requests for Information (RFIs), change orders, and contract modifications.
-
Obtain subcontractor pricing and schedule impacts for proposed changes.
-
Prepare change request proposals and secure approvals from owners and design teams.
-
Maintain detailed project documentation and records.

Establish and manage project submittal schedules.

Review and approve shop drawings, product data, and material samples.

Ensure approved submittals are distributed and incorporated into project execution plans.

Maintain complete and accurate project documentation.

Lead project reviews, progress meetings, Owner-Architect-Contractor (OAC) meetings, and stakeholder coordination sessions.

Communicate project status, financial performance, schedule updates, and risk items to internal and external stakeholders.

Deliver professional presentations and executive-level project updates.

Identify, evaluate, and mitigate project risks.

Monitor subcontractor performance, contract compliance, and potential exposure.

Develop proactive solutions to minimize impacts on cost, schedule, and quality.

Support effective project decision-making through thorough analysis and reporting.

Ensure owner satisfaction and successful project completion.

Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred.

Minimum of 7 years of construction project management experience.

Experience managing RFIs, submittals, change orders, and procurement processes.

Proficiency with Microsoft Office and construction management software.

Experience working on semiconductor fabrication facilities (fabs).

Familiarity with Lean Construction methodologies.

Experience managing Guaranteed Maximum Price (GMP) projects.

Knowledge of advanced technology manufacturing environments.
