Our client is seeking an experienced and field-oriented Senior Earthwork Project Manager to lead large-scale earthwork and site development operations for industrial warehouses, distribution centers, and logistics facilities.
The successful candidate must have direct technical and operational experience managing self-performed earthwork, including mass excavation, cut-and-fill, grading, soil stabilization, proof rolling, compaction, and large industrial building pads.
This is not a general vertical construction position. The role requires a professional who understands soil conditions, heavy equipment productivity, field production, project costs, and scheduling, and who can make fast and accurate technical decisions in a dynamic, multi-project environment.
Key Responsibilities
- Manage earthwork and civil site development operations for large industrial warehouse and distribution center projects.
- Lead mass excavation, cut-and-fill, rough grading, fine grading, and building pad construction.
- Develop daily and weekly production plans based on earthwork quantities, haul distances, soil conditions, equipment availability, and project schedules.
- Determine appropriate equipment spreads and trucking requirements for excavation, hauling, placement, grading, and compaction activities.
- Calculate and monitor equipment productivity in cubic yards per hour and per day.
- Compare actual field production against estimates, budgets, and project schedules.
- Manage self-performing earthwork crews, superintendents, equipment operators, laborers, truck drivers, and subcontractors.
- Review civil plans, grading plans, geotechnical reports, specifications, earthwork quantities, and project schedules.
- Supervise and evaluate proof rolling activities.
- Identify pumping, rutting, deflection, soft spots, unstable subgrade, and unsuitable soil conditions.
- Develop and implement corrective actions for failed proof rolls and soil-related field conditions.
- Manage soil stabilization, moisture conditioning, drying, undercutting, replacement, scarification, and recompaction activities.
- Coordinate density testing, moisture testing, geotechnical inspections, and final subgrade acceptance.
- Monitor lift thickness, compaction effort, material suitability, pad elevations, and grading tolerances.
- Manage excavators, bulldozers, articulated dump trucks, compactors, motor graders, loaders, and support equipment.
- Track labor hours, equipment utilization, fuel, trucking, production quantities, project costs, and schedule performance.
- Identify operational delays and implement corrective actions to protect production, budget, and project deadlines.
- Coordinate with owners, general contractors, engineers, surveyors, geotechnical consultants, testing agencies, vendors, and subcontractors.
- Manage RFIs, change orders, daily reports, production records, cost documentation, and project correspondence.
- Support project estimating, forecasting, cost control, scheduling, and resource planning.
- Travel between multiple active project sites and respond quickly to changing field conditions and priorities.
- Ensure compliance with safety, quality, environmental, and project-specific requirements.
Required Qualifications
- Minimum of 7 years of direct experience in earthwork, heavy civil construction, or large-scale site development.
- Minimum of 3 years of experience as a Project Manager, Senior Superintendent, or comparable earthwork leadership professional.
- Demonstrated experience managing self-performed earthwork operations.
- Direct experience with mass excavation, cut-and-fill, grading, and large commercial or industrial building pads.
- Practical experience with soil stabilization and unsuitable soil remediation.
- Direct experience conducting, supervising, or evaluating proof rolling.
- Strong knowledge of compaction requirements, moisture conditioning, lift thickness, density testing, and subgrade preparation.
- Ability to calculate equipment productivity using truck capacity, loading time, haul distance, cycle time, material type, swell and shrink factors, equipment utilization, and compaction requirements.
- Experience planning and balancing excavation, hauling, placement, grading, and compaction operations.
- Experience managing heavy equipment fleets and field production crews.
- Ability to read and interpret civil drawings, grading plans, geotechnical reports, project specifications, and earthwork quantities.
- Strong understanding of project scheduling, cost control, production tracking, forecasting, and resource allocation.
- Ability to make timely technical decisions in fast-paced and changing field environments.
- Ability to manage multiple active projects and competing priorities.
- Strong leadership, communication, organization, and problem-solving skills.
- Willingness and ability to travel frequently between project locations.
- Valid driver’s license.
- Authorization to work in the United States.
Preferred Qualifications
- Experience with industrial warehouses, distribution centers, manufacturing facilities, or logistics developments.
- Experience managing sites with significant cut-and-fill quantities and large industrial building pads.
- Experience with GPS machine-control systems and survey coordination.
- Knowledge of HCSS, Procore, Bluebeam, Primavera P6, Microsoft Project, or similar construction management software.
- OSHA certification.
- Experience coordinating directly with geotechnical engineers and material-testing agencies.
- Experience managing multiple large-scale earthwork projects simultaneously.
Pay: From $130,000.00 per year
