Project Manager – Subdivision

Job Description

The Project Manager – Subdivision is responsible for the comprehensive management of subdivision projects, including land development, earth work, utilities installation, concrete work, paving, and the construction of infrastructure. This role requires a strategic leader able to oversee all stages of project development, from initial planning and permitting to final inspection and closeout. The Project Manager ensures that all projects are completed on time, within budget, and in compliance with all quality and safety standards, while maintaining effective communication with clients, consultants, contractors, and regulatory authorities.

Job Responsibilities

Manage the full project lifecycle for subdivision construction, including land development, earth work, utilities (water, sewer, stormwater, electric), concrete, paving, and related infrastructure.
Oversee site investigations, permitting, and compliance with all municipal, state, and federal regulations.
Coordinate the work of engineers, surveyors, subcontractors, and vendors involved in every phase of the project.
Develop and execute project schedules, budgets, and resource plans.
Monitor progress of earth work, utility installation, concrete placement, and paving activities to ensure adherence to plans, specifications, and safety guidelines.
Manage procurement, delivery, and quality control of materials related to infrastructure and civil works.
Identify and mitigate project risks; troubleshoot and resolve technical or operational challenges as they arise.
Maintain clear and ongoing communication with stakeholders, providing updates on milestones, costs, and project issues.
Prepare and present project reports, change orders, and schedule adjustments as required.
Ensure all work is performed in accordance with environmental, health, and safety standards.
Lead team meetings and promote collaboration among project staff and subcontractors.

Required Qualifications

Construction Management, or a related field.
At least 5 years of project management experience with focus on land development, earth work, utilities, concrete, paving, and subdivision infrastructure.
Strong knowledge of construction methodologies, standards, and permitting processes.
Experience leading multidisciplinary teams and managing multiple subcontractors on-site.
Proficient in project management software and relevant technology platforms (e.g., MS Project, Procore, AutoCAD).
Excellent organizational, leadership, and communication skills.
Valid driver’s license and ability to travel to project sites as needed.

Preferred Qualifications

Professional certifications such as Project Management Professional (PMP) or Certified Construction Manager (CCM).
Experience with large-scale residential or commercial subdivision developments.
Familiarity with sustainable infrastructure practices and green building codes.
Proficiency with Geographic Information Systems (GIS) for land development planning.
